How long does it take to get your house on the market?

Hi
I freely admit to being impatient but how long does it take to get your house on the market? From signing on the dotted line , getting an energy certificate check details and photos done and approved. Then having the house details online. I am only asking because I think I have chosen the wrong estate agents! Thanks.

Can be online the next day.

Often good EA's will call up clients who are looking for your house type before it even goes "on the market"
  • In terms of online, 24-48 hours from photos. Perhaps 72 hours if they're especially busy or short staffed for any reason.
  • For us, less than 24 hours to go online but EA had called up potential buyers before it did, with the first viewers through the door within an hour of it going online and offering straightaway. Three viewers the next day (Christmas eve), all offering too. Probably could have sold it without it hitting the market as it was in a sought after area.

Energy certificate was done a week later but only because it was the Christmas break.
  • Hmm. Signed a week ago. No energy assessment appointment but money taken .Details done yesterday. No photos taken. Not online. No phone calls. I have a bad feeling about this. Oh and it's only a 26 week contract.
  • same day for us but we use old epc if less than 6 months old.

We had the EPC done on the Wednesday, photos taken on the Friday and was on rightmove Monday evening. First viewing was Tuesday late afternoon and we had a full asking price offer upon opening Wednesday morning!

The time it takes to buy or print a for sale notice and put it in the window.

Thats a great result. We had a meeting today. Promises were made and another advisor had taken over. Apparently he will rip the contract up himself on Saturday if it doesn't happen.

We signed on a Thursday afternoon, had four viewings lined up for 9am the next morning, and an asking price offer by 10am that day.

We signed up at 1pm on the Monday and at 4.50pm we had an offer for full asking price. 5 weeks later the new owners moved in.
It didn't even get advertised as the buyers asked for it to be taken off the market and no more viewings.
This was due to the agents though, they knew that they had a buyer who seriously wanted a house in that area and rang them as soon as we signed.
