Sales info shwn on Zoopla and Right Move

Hello, I wonder if, someone in the know, is able to explain why a house sale can be excluded from the Zoopla/Right Move sites thereby hiding the amount a buyer may have paid for a particular house.Thanks.

    Data excluded from Price Paid Data

    Our House Price Index and Price Paid Data include information on all residential property sales in England and Wales that are sold for full market value and are lodged with us for registration.
    Our Price Paid Data excludes:
    • sales that have not been lodged with Land Registry.
    • sales that were not for full market value. By this we mean, the sale of part of a property, a share of a property or the sale of a property at a discount. For examples a transfer between parties on divorce
    • transfers, conveyances, assignments or leases at a premium with nominal rent which are:
      • ‘Right to buy’ sales at a discount
      • subject to a lease
      • subject to an existing mortgage
      • to effect the sale of a share in a property
      • by way of a gift
      • under a compulsory purchase order
      • under a court order
      • to Trustees appointed under Deed of appointment
    • Vesting Deeds Transmissions or Assents of more than one property
    • leases for seven years or less
    • additional price paid transactions valued below £100 or above £99,999,999

    I am not sure what problem you are trying to solve.

    If you want to know the sum paid for property in the U.K. is it not simpler to use HMLR's comprehensive search tool and get the information direct from the horse's mouth.

    Correct. I'm struggling to think of an ethical reason why you would want to.

    Correct. And even if the information is excluded from those sites, it's still publicly available from the registers.

    Not everything is shown on the Land Registry site.
    We sold our last house 3.5 years ago. That sale does not appear.
    Our purchase appears, and the subsequent sale by our buyers earlier this year, but not our sale.

    We are not saying it. The Land Registry is saying it.

    The various commercial sites simply buy the data from the LR every week/month whatever and then make it available to the public (in order to attract people to their sites).

    They do not add/remove anything. If the LR makes it publicly available, then so do the commercial sites.

    Same here. I bought new build several years ago and my address is the only one on the whole street that doesnt appear anywhere on the sites above. Wasn't anything to do with me!

    But the current ownership details and latest price will (hopefully!) appear on the Land Registry information if someone searches for your property, even if it's not in the price data they give away for free.
