Not unless the OP paid for searches in areas outwith the property they were buying. It's a common misconception,

Would have been clear there was a 1/2 developed business site at the bottom of the garden, you would want to know the history and why it was not being used.

I think a chat with next door is in order they will probably be able to get the OP upto speed quickly.
