Planning help - care home at end of garden.

Hi all,

After many years saving up, myself and my fianc! have just (August) bought our first house. It is perfect, but nothing grand and we bought it as we loved to country feel, the views and the south facing garden.

We are now slightly concerned as a planning application for a 3 storey care home has been made for the unused land at the end of our garden. I fear that it is going to cast a shadow over our property as well as making our property overlooked by many flats.

I'm no expert but I want to object but need to make sure that it is done in the right way.

Any thoughts? We are number 79 on the east of the map.

We feel extremely privelidged about having our first house, but fear that it will not only affect our day to day life, and also reduce the price of our house.

    You should do some research on your council's website, find out what possible grounds there are for objection and put in a formal objection on those ground only. Don't make yourself sound like a nutter by going off on a rant, people won't take you seriously.
    Contact you local councillor if you have specific concerns. If the building is going to overlook your garden this is usually something the planning department will take seriously, so might refuse the application if you handle it correctly

    How is the site zoned on the local plan? Looking at it, the site is sandwiched behind a commercial building and the railway, so it's obviously a possible commercial location.

    There are already tall commercial buildings in the immediate vicinity, and retirement accommodation, so from where I'm sitting it looks a logical development, already planned for. Everything is so new, there's no Street View.

    If it's any consolation, you aren't going to lose much sunshine, except late evening in summer, and I can think of worse things that might have been placed there, given that it seems to be a commercial site.

    Thanks for that. The other objection letter from the existing commercial users gives some very useful background too.

    Your solicitor when you purchased should have pointed out the potential for development at the rear. The previous applications should have shown up on the searches.

    Somebody will build there, one day, some time.

    OAPs 3 storeys high today is better than 4 storeys in 2 years' time for drugs rehab, youngsters leaving care and emergency housing for people with 12 kids that were evicted from their last home for anti-social behaviour.

    Pick your battles carefully in life....

    It looks like there is previous permission for 3 storey office on this site. Probably worth looking this out to see what the differences are.
