My parents advertise through an EA but when a prospective tenant rings up about it the EA passes the details to my parents and they take it from there. Tenants don't have to pay a penny and my parents absorb all the advertising/credit check costs etc.0

Landlords that don't live in an area use letting agents to manage their properties as well as let them. It doesn't mean that they are bad landlords it is just that they can't do the management themselves.0

A lot of private landlords are greedy and this allows the good ones to differentiate themselves from the rest as well as having an advantage over the letting agents.0

That, or you could think that a landlord that is desperate to avoid paying a fee to an agency is also a landlord who will be desperate to cut costs when it comes to repairs to the property. It can go either way.
Yes, but a landlord who is desperate to cut costs will most likely charge referencing fees, inventory fees, deposit protection fees etc as they won't be able to afford those either. It is also likely that the property will be in a bad state of repair too.0 -
And therefore the choice of properties available without going though an agent, and where the landlord doesn't charge any fee at all and offers a property at a reasonable/good rent in very good order might end up being very limited.
Similar to why many tenants prefer to go via agencies, purely because it gives them more choice of expected good tenants.0 -

Why would that be the case? With the likes of Upad and Openrent, the best landlords don't need to pay a finders fee and can use the savings made to absorb the fees that agents usually charge to tenants.
The only landlords who need to use a letting agent are those who live too far away from their rental property or who don't want the hassle of finding tenants/managing it.0 -

We occasionally used to use letting agents (when the market was slow, or we were away on holiday during the letting the property), but they always seem to keep winding up our tenants and causing as many problems as they solve. I've actually had the strange experience of showing prospective tenants around one of my properties (for £1,500/month) when the letting agent came in with other prospective tenants (for £1,650/month). In the end I did actually let it myself, but if the agent had let it for me, I don't think that tenant would have had good value.
