Looking to buy a Barratt Home advice needed?

After a very very long time looking we have found our first property we want to purchase on Help to Buy scheme, we are just waiting on the property being released, the sales advisor told us that there is no movement on getting things like flooring thrown in as the development is very popular and they could sell the house times over?

Now is this true will we not be able to negotiate anything in or do all the sales people just say this?

Also what is included? I know appliances aren't included which is ok as we have everything, but is an Oven included? Sorry for sounding a bit stupid its our first house purchase?

    Ask for whatever you want.

    The thing with these homes is they are building loads in a big bulk so there will be plenty available. If you have to have that exact house then your in a weak position though so remember that if your unwilling to possibly pass on it.

    Personally I'd think there is a good chance a similar one would be along soon because they seem to build them all the same / similar.

    Depends how much you want that exact property really? As a soon to be first time buyer I expect to make several offers on properties until I get one on my terms.

    If I can't I will move onto the next one.
    First time buyers often don't have to sell their current home first so are able to move fast. Whether this is attractive to a large time developer or not I'm unsure. It would be to someone looking to sell and move themselves.
  • When we purchased our new build with Bellway it was the last one on the development. Although not the location on site we wanted, we didn't have a choice and just wanted to get on the market. We still managed to get a decent discount, about 7k off the list price, which we then used part of it for upgraded flooring, turf etc.

    Ah yeah there is a few different properties on our short list so its not the end of the world if we get this one but it is our favourite, this one which is one of 4 in a row that are going to be available at the same time, i will negotiate til I'm blue in the face and ill take my mum along with us too as she's a cheeky one! Id be happy with upstairs flooring and an oven lol we are wanting a Quartzine floor downstairs and that would cost an absolute fortune if we got them to do it :)

    I think it depends with Barratt - we had reserved one and recently pulled out as they were not willing to move on incentives, even though there was still one from the last phase which hadn't sold - they were adamant they were the most popular style and they didn't need to throw anything in.

    We moved to another developer, same estate and got SD paid, £1k towards legals, free flooring and free additional tiling. I think Barratts are less likely to haggle as it were, unless the property is already built.

    Just bought a bellway and got nowt. The houses are selling well and it's a very popular estate. There's only one house that's been finished for months and not bought, they've only now after 10 weeks decided to put flooring down as an incentive to sell it as the rest are selling so quickly (the one that hasn't is the second most expensive style on the development)

    We bought with Barratts several years ago and they weren't prepared to negotiate. We couldn't even chose the plot we wanted - we had to take the next house which came up of the style we wanted. Fortunately we got the plot we would have chosen anyway, but we might not have done.

    While we were waiting to speak to the sales person someone rang to say that they would only go ahead with their purchase if they got a discount. The sales person said that wasn't possible and put the phone down. We did wonder if it was a set up for our benefit but it did sound genuine and I don't think they would be organised enough to do that every time there was a potential buyer in the office.

    This was all over 15 years ago, so they methods might have changed but at the end of the day if the houses are selling well then why would they need to offer incentives?

    We registered our interest, had a look round the show home and said we would think about it. The following week my partner and I went back for a second look and explained that although we liked it, Bovis were offering us a little more. Later that week we looked again and said we have planned to make our final decision. They there and then offered to upgrade our kitchen to the highest spec, throw in all appliances. We requested an extra shower & shower screen in the family bathroom that was just a bath and managed to get a couple hundred off the price off that and tiling to ceiling. We've since got extra paving in the garden. They also gave us outside tap, outside lights and a shed as standard.


    Ours is a plot selling fairly well. The more expensive homes are taking a little longer, but actually there is just one finished that hasn't sold.

    We have just purchased A DWH house, part of Barratts. We couldn't negotiate anything, but we did get a lot as standard. Only think we've had to do is our flooring, but actually I'm glad as ours isn't like all the other carpets and hard floors on the estate! I would think you would get your hob and oven though! Maybe just not a washing machine.

    I can't believe they don't offer a shower in with the price, and you feel like you're getting a "deal" by getting a discount on the extra charge. The houses are 10-15% overpriced to begin with; a premium which you lose the moment you sign the documents, so any "deal" on "added extras" (which you'd expect to get with a second hand build anyway) is an oxymoron. These lot put car salesmen in the shade when it comes to pulling the wool over people's eyes...
