When do you want this house by? I had a quick look on Rightmove and your budget is really too low for Boxmoor or Gadebridge. You don't have a lot of choice in Woodhall Farm but there are more houses in your budget.0

We looked at a few in Woodhall Farm next to grove Hill but it's the wrong side of town for my family and our work, plus it's not a desirable area and I'd rather have a worse house in Better area.
Boxmoor on your budget is going to be tight. I think the one I saw was long chaulden which is Gadebridge side. If you look at woodhall look at anything before elstree way coming in from the round about end. Tattershall is ok but parking is shocking and anything further down I wouldn't look at. A few houses have come on in HH recently after it being really quiet and they aren't shift quite as quick 3-4 weeks as opposed to days. Keep looking. You'll find something.0 -

The first one is the one I was talking about. The second one is good area but small house. Third is highfield and right on grove hill so I personally wouldn't consider it.0 -

I would have expected the agents to get in touch as well, but there's no harm in approaching them. It may well be that the vendor will still not accept less than asking and would rather rent it out but you never know.
Phone the agents and say you see they still haven't sold x house, are the vendors still not accepting offers?0 -

Looks good to me. Yes the bathroom wants freshening up and the garden wants a few rolls of turf but that's nothing, not what I would consider 'work!'
I don't know anything about your situation of course, but speaking as someone who also lives in an expensive and popular area of the country, if I was struggling to find something I could afford then I'd take anything in the right area that's liveable.
Jobs like in the house you've posted here don't cost much and can be done after a while. They won't cost thousands anyway. I wouldn't worry about not having a lot of money left to do the work as these sorts of things can be done when you've saved up. Replacement bathroom can eventually be done for £3-5k after a year of saving, for example. Just try and get something in the right place before prices go up out of reach.0 -
