1) exact date tenancy started
2) exact term (length) of tenancy on the tenancy agreement (or exact end date shown)
3) exact wording on the teancy agreement regarding rent
4) exact wording of any clause within the tenancy agreement regarding what happens after the end date
5) did you pay a deposit? Exact date it was protected?
6) Exact date you received EPC?
7) Exact date you received government leaflet 'how to rent'?
8) Exact date you received gas safety report (if there is gas)?0 -

Property failed gas cert due to cooker which was removed but no one told us and we moved in and had to move back out! Stayed with friends for 6 nights as no gas at all0 -

Gas was cut off as previous tenants had left months previously with huge debt We didn't know this and took me weeks to sort out We have literally just got settled and have to go!0

Our references are good Never had any debt have had a few mortgages over the years and income etc good We stupidly agreed to 6 months as we were desperate at the time and only certain places suited due to my health.0

I don't assume the next place will and the agent has said today they won't We can just pay the deposit and monthly at next place I suppose here is easy as we have spent time and money repairing it and it was home There is no issue with us we just paid it as he suggested it He has met us and was over the moon as his previous tenants were renting thsi place room by room and lots of problesm for him0

Unless you quote the tenancy agreement fully ad exactly we cannot know what will happen in January.19 July 2016

It says for the term of 6 months initially then at a rent of **** per month by equal cleared payments on 19th each month0
