As a last resort the agent has offered to cancel the contract if we are willing to pay some part of the commission which he says 'will be 30-50% of the expected commission.
This has been a sickening experience so far and I am really considering getting a solicitor involved.
This is harassment. Get the police involved.

If your mum let them in to take photos, then who else is she letting in, and what other paperwork is she unwittingly signing?
Time to review her finances and correspondence and decide how she wants to live going forward. She sounds quite vulnerable, and I'm afraid at that age they can decline quite rapidly. You will need to make some difficult choices sooner rather than later.
The agent's claim for part commission is laughable, just ignore it and cease all contact.They are an EYESORES!!!!0 -
