3 bed or 4 bed? Land registry? Building regs?

Thanks hoploz, so what would have got it on land registry as a 4 bed? Just the previous vendors say so?
I'm not convinced the Land Registry does gather information about number of bedrooms. All they're interested in is who owns the land, they don't need to know whether there's a house on it, never mind how many bedrooms.
Zoopla / Rightmove may have the information from a previous listing (if not the current one!), or educated guess based on the neighbourhood.0 -
Zoopla only quotes the number of rooms if someone has given the information. Try and look at the house values pages on its site and do a "claim this property". It will ask you the number of bedrooms etc.
Land Registry doesn't record number of rooms and it struggles to record accurately whether a property is detached or a semi etc.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. A house that is extended downstairs as well as up into a loft may well be the same price as a purpose built 4 bed.
Yes I know but you can't always tell from the asking prices that the ground floor space is smaller. Yes the prices may be the same but that doesn't mean to say that people should pay the same amount. Just because someone tries to sell a house with a loft conversion for the same price as a purpose built house doesn't mean that people need to pay the same amount.
I personally would never buy a house with a loft conversion because I think they tend to be overpriced for what they are.0
