    what was the exact start date of the last contract you actually signed?

    what was the exact end date of the last contract you actually signed?

    "meant to be" leaves us to guess that your last contract has ended and you are now in a statutory periodic tenancy wef 5th Sept 2016 - is that correct?

    The tenancy was meant to be renewed on September the 5th, it wasn't. This has never happened before the agent became involved. I am still questioning the improvement order. I thought that section 21 could not be served for six months.

    That's if you signed your AST before 1 OCT 2015. Your AST was meant to be renewed on 5 SEP 2015 so if it was 12 months, you must have signed on 5 SEP 15 so you may not be covered by the same legislation.

    Last AST agreement was signed on March 5th 2016. This ran out on September the 5th,possible but more likely Sept 4th so a rolling contract we were told.
    Yes now a Periodic ('rolling') tenancy.

    Since you signed a tenancy agreement on March 5th 2016, you are covered by the new leglislation that was introduced on 1/10/15 .

    This give some protectuon against 'revenge eviction'.

    So can a section 21 be served for no reason? We have always paid the rent on time, no breakages, no breach of contract.

    The whole point of Thatcher's s21 notice is that it permits the notice to be served for no reason at all & a landlord may evict a tenant for no reason at all.

    Before Thatcher brought it in a landlord could only evict for a specific reason (eg rent not paid..).

    Scotland is getting rid of their equivalent of s21..

    How is the landlord going to rectify damp while your living there? You realize how extensive damp work is? If the mold is caused by lifestyle / lack of ventilation then maybe its down to you. If its damp getting through the fabric of the building then its major work unless its a gutter or something.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    The damp and black mould has now been rectified. The Environmental Health ordered the Landlord to do the work. Inspection was today. The notice was served today - revenge eviction!
