Want to sell my bungalow with online agents

Hi,

Has anyone used an online estate agent that charges a flat fee.

What was it like for you? Did they manage a quick sale for you? Did you think it was widely marketed?

Can you use both this channel and high street ones to market your property at the same time?

I have nice/modern bungalow I want sell quickly - no upward chain but don't want to if I can help it pay hefty EA fees.

    Im purchasing through an online agent. The sellers have had a quick sale.

    The agent will put it on rightmove etc. It will likely be on their own site but everyone uses rightmove nowadays.

    You can use an online agent and a highstreet agent at the same time subject to multi agency fees.

    Price it right and it will sell.

    Bungalows are often popular, so if you're in the right place where you may get people just driving around, you could even try to just put a sign outside.

    I used House Network a few years back, saved over £3,000 compared to a High Street EA and worked a treat for me. They advertised on several online portals but in reality I think the only one that counts is RightMove (for England and Wales anyway.)

    The only downside is you have to do the viewings yourself but some people see that as a benefit as you will know the property and immediate area much better than any EA.

    You could use a High St. EA as well but it doesn't really make sense to as you'll have to pay the Online EA even if the High St. EA sells your property...

    You mean I can advertise and sell it myself?

    It's a really nice Bungalow in a popular village. Modernised and extended on a big plot of land

    I don't mind doing the viewing myself - to be honest my last house sale I did all the viewing. Other than the estate agent coming over to take photos and getting me to sign the contract they pretty much did nothing else.

    I didn't know that you still have to pay the online EA even if they don't sell your property.

    Also can I get a profession photographer to take the photos and pay rightmove directly to advertised it? Also put my own for sale sign outside?

    As far as I know almost all online EAs work on the principle that you pay up front so you will have already paid them...

    No, RightMove only allow houses to be advertised by an Estate Agent so you cannot bypass the agents if you want your bungalow to appear on the biggest online portal in the UK.

    Yes you can but you're obviously then only marketing to people who happen to pass your property and see the sign... :)

  • I like the sign outside idea!

    I know where I want to move and regularly drive around the area to have a look, and that's 60 oddmiles from me. I would approach someone with a sign outside if it was what I was after. Looking for a bungalow too! Don't happen to be in Kent do you ;)

    Before i came here, i lived in what i use to describe as, a 2 bed Wimpey rubbish semi. It was on a modern estate and there were always signs up from the various Agents, and we use to see cars driving around 'cos they knew it was where they wanted to live .... (it was quite nice). So i painted my own sign with my phone number on and put it in the garden.
    I had quite a few people come to view but it was when the market was slow and eventually i had to reduce the orice and go to an Agent.
    But even where i am now, the people we bought off never had an Agent. We knew where we wanted and just started talking to someone who said ....... My Sister lives there and she's thinking of moving.

    Of course. The seller is is using Tepilo. I have found them to be fine to deal with and on the occasion I have had to have contact it is generally directly with the seller. On that thought, doing the viewings is the easy bit. You will also have to deal with most of the after sales too. Everything I would normally direct at the sellers EA, I contact the vendor directly. I have a great vendor who I am happy to speak with.
