Renting - My Plan.

I'm planning on moving out and renting my own place. I'm looking at 2 bedroom fully furnished modern apartments. My girlfriend is moving with me but Im the only name on the lease.

My question is this, am I able to rent out the 2nd bedroom to someone else. Does this have to be cleared with my landlord and is a contract necessary.

I can't really afford it without doing this and as long as the landlord is getting his full rent every month it shouldnt matter who is living there and how the money is made up, am I right in thinking this?

    A lot of Landlords don't allow sub-letting, I don't.

    I can't really afford it without doing this and as long as the landlord is getting his full rent every month it shouldnt matter who is living there and how the money is made up, am I right in thinking this?

    WRONG ! why can't you rent a 1 bed flat ?

    I suppose it depends on your lease. Most have a clause prohibiting sub-letting.

    RIGHT! Theres hardly any difference in the price of a 2 and 1 bed rent.
  • Assuming you have a standard Assured Shorthold Tenancy, you cannot sublet. Of course you can have friends or family to stay, but the LL must be informed of anyone staying more than - I think - 21 days. I am a LL and I'd certainly not allow it.

    I'm not clear what advantage you hope to gain by this - surely it's easier to have all three of you on the Tenancy Agreement.

    Well at the moment we don't have the 3rd person. We wanted to get somewhere sorted then look for someone. Can the lease be changed once we are in there?

    It's not a lease - it's an Agreement. I'm not being pedantic, if it were a lease you could have who you liked living there. I would advise you to inform the LL of your plan before signing the Tenancy Agreement (TA). S/he is unlikely to object to 3 people in a 2 bed flat, and having gained approval in principle, you'd have no further worries. The new person will almost certainly have to provide references, just as you will have to. The references I ask for are: bank, employer and previous LL

    If you start with the two of you, the TA will make you "jointly and severally" responsible for the rent, utilities and council tax. That means if one of you fails to pay these for any reason, the other is liable for the lot. When a new person moves in, the LL will have to draw up a new TA, starting from that date, with the three names on it. Again, you will all be jointly and severally responsible for rent and bills, so you'll be glad that your sharer has provided references.

    What if you can't find somebody who wants to share with you though?
    A lot of people on their own don't like sharing with a couple - because they're "a couple" and the 3rd person feels outnumbered... and when the couple are being gooey .... the 3rd will feel unwelcome. And may leave.

    How much is the rent then that 2 of you can't afford it?
  • My gf isn't earning as she is at university, therefore I would be paying the rent on my own. She would chip in as and when she could which is why were looking at the 3rd person option.

    I have to agree with pasturesnew. I actually lived with a couple for nearly a year (the tenancy was for me and the other girl and her boyfriend was always there, but the landlords were her parents so wasn't really able to complain), and it was extremely uncomfortable for me for a great deal of the time. I didn't feel that anywhere in the house was mine apart from my room and I was very glad to move out. The dynamic in a "couple plus one" shared house is not brilliant.
