So I have had a response from the EA and they said "When you serve notice, we serve official notice."
Are they trying to say my notice is not official? I am going to be sending the email trail and the letter to the landlady so she is aware for future reference.[STRIKE]2016: Hopefully be a FTB

Ignorance then since your notice ends the tenancy whereas a Section 21 does not, it is just notice that the landlord might go to court to get an eviction notice.
It's worrying that these chumps are operating as a letting agency if they can't even get basics like this right.0 -
I will be dancing up and down once I have paid my last rent money to them and never have to deal with them again. They seem to have gotten worse over the last few months in terms of sending me notification when there is work to be done in the office block which might affect me. Luckily the landlord forwards all the letters she receives direct to me so I have been aware.Ignorance then since your notice ends the tenancy whereas a Section 21 does not, it is just notice that the landlord might go to court to get an eviction notice.

Could of course be that the agent simply wants to charge landlord for serving s21 (must cost all of £1:23p....)0

My experience right now is telling me that letting agents have a scary indifference to the actual law and practice of renting, even if they have lots of impressive looking letters after their name.
The "wanting to charge for it" explanation seems the most likely. The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0
