Explain to your landlord that if she gives you a good reference you'll be out of her house a lot quicker than if she has to go to court and get you evicted.

I defended this at the hearing as the break clause was incomplete (made no sense to any literate human being), deposit cert was never given and prior to the end oft he fixed term however, possession was granted.
I am about to be evicted however.... the eviction has been stayed due to my appeal now. So i may have more time but it is merely delaying the inevitable unless the appeal is successful as the documents were forged.0 -
Easier to say a totally different story. Like you've split up with your partner and need to move quickly and you can't get a reference because your landlord is your girlfriend's best friend.
Or you have been living somewhere too far away and want to move closer to work - then give a mates name as your landlord and say you were renting a spare room.
As the references are being passed, then it will be tough as all my bills, licence, and everything is at the address i rent and anybody can run a land registry check and see that "MY MATE" has no connection with the property whatsoever.
So dishonesty may not be the best policy...
however by process of eliminiation... it is the second best policy.0 -
You could suggest to the LL that if they make moving on difficult for you, it will take a lot of time and effort getting you out of their property. It would pay them to give you a decent reference if they want you out.
Or explain to LA's what problems you have been having and see if they will take a reference from someone other than your LL. Take bank statements showing you have been paying rent regularly and on time. Keep trying LA's until you find one who will take you on.

Was the deposit protected within 30 days of the tenancy starting? Does the LL have proof of this? Did they issue you the booklet 'How to rent'?deposit cert was never givenand prior to the end oft he fixed term however, possession was granted.
Do you mean the court has ordered you out (i.e. ending the tenancy) before the fixed term? That cannot be done with an S210 -

Zone 5-6 for £1250 is very doable. Not all agents require landlord references -- for my current place the agent only wanted something from my work confirming my salary. Unless you have to be out tomorrow, you don't need to start panicking yet.
I'd start with the agent from your current place. They probably know your landlord well enough to know not to take her too seriously.0 -

Probably true, but rather poor of the court to order possession if the S21 was clearly invalid. OP also mentioned appeal where these questions would be very relevant.0 -

I have spoken with the council who have said there is barley any assistance for a single male.
i have to mame my mother to have her disabled and get a girl pregnant, lose my job and my left arm..... all in this week. Perseverance is the only way.0 -

I have appealed and paid the appeal fee to include stay of the eviction order and this has been granted subject to the outcome of the appeal hearing which date has not been set yet. It will be in Central London courts.0
