I'm going to be homeless however I am employed with a decent job

I am trying to move as an eviction is looming after my landlord used Section 21 to have me vacate and will not give a good reference. The property was in a bad way and work refused to be carried out for years. Council came to inspect based on landlord licence in Croydon borough and landlord believes i am responsible for all the category 1 and 2 hazards even though they were there from the start in the inventory/survey in 2013.
Everybody seems to be using Landlord Hub for referencing and can display earnings dating to 7 years back all above £40k. I have been turned down from one letting agent due to not being able to provide a landlord reference.
What do i do now?
Call council and report as homeless?
I am even happy paying up to £1250 per month and it is just me.
I don;'t have any family or friends who have space. I have a load of things like sofa/bed/wardrobe and things you would normally have if you have lived somewhere for almost 5 years. I don't want sympathy... just advice on solutions if anybody can help.
I am looking in South London Zones 5 and 6.

Where are you looking? I very much doubt you would be a priority for the council based on what you have said, I would be looking for a room to rent whilst you look for something more permanent - spareroom.com is a good starting point. Worst case b&b while you find somewhere.0

Plenty of private places you can rent if you search through online, Depending on the exact area though £1250.00 a month is not the lowest amount by far, Unless that is however you live in central London in which case a room would be about the height of it.
Being evicted should not make any real difference unless it was through fault on your behalf ie:- anti social behaviour or non payment of rent, If it was other reasons like selling the property then you have nothing to fear reference wise.0 -

The landlord believes that I conspired with the council and council officials to have her spend a lot of money on the property and she turned sour and wanted me out due to the expenditure and to let the property out for more money than I am currently paying as she believes it is under market value.0 -

Hi Soundgirl.
I am unable to move stuff into a b and b as i have too many things and the only other alternative is storage space at one of these places i think.0 -
Well then a reference would not be worth bothering with, Personally though I'd get online and start looking for places, Local paper to as many private landlords offer houses this way, If push comes to shove then storing your stuff in a lockup facility would not harm while you look for a permanent address, Normally for a room you can ask that you want it short term while you seek another place.0

If you earn a decent salary, present yourself in a professional manner and offer a character reference from work, you may be able to get round the LL reference if you explain they are being spiteful over repairs. Don't go off on a rant about your ex LL, just explain that they were an amateur.
Your other options are to offer 6 months rent upfront, or look at lodging/house shares as a temporary option. They are an EYESORES!!!!0 -

Keep looking. Look in a wider area. If you think a bad reference is likely, explain the circumstances to agents when you first approach them.Call council and report as homeless?

Not. A. Hope.
Single working adult with funds, voluntarily homeless (you would need to wait to be evicted to be classed as homeless). Somewhere slightly below the bottom of the priority list.I don;'t have any family or friends who have space. I have a load of things like sofa/bed/wardrobe and things you would normally have if you have lived somewhere for almost 5 years.
Put your stuff in storage if you need to.0 -
Explain to your landlord that if she gives you a good reference you'll be out of her house a lot quicker than if she has to go to court and get you evicted.0

Easier to say a totally different story. Like you've split up with your partner and need to move quickly and you can't get a reference because your landlord is your girlfriend's best friend.
Or you have been living somewhere too far away and want to move closer to work - then give a mates name as your landlord and say you were renting a spare room.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. As a single person you'll be assessed as "not in priority need" so council won't rehouse0
