You have forgotten the credit checking fee
I have had 2 employees lose a lot of money over this fee , because in our area rented property is in high demand , they have had to give a large deposit to secure the property before being credit checked . They both failed the check and lost their deposit .........nice work if you can get it

We've asked before and were just told "whatever the result of the check is". The LA staff aren't properly trained to do anything but fill in the forms. Ok well let's just get something absolutely clear.
Something schools should be teaching people.
There is no universal credit check pass or fail.
So if the LA cant tell you the criteria, why would you hand over even a penny?
The contract isn't even with the agent, so the criteria is actually up to the LL. And the check should be checking that there's nothing which breaches that criteria.
I mean this is basic stuff and it's shockingly woeful that school sand colleges make zero effort to prepare people for life.0 -

But most LLs aren't very interested in those details, so they leave it to the agent to have a "standard" set of pass/fail criteria. But it's up to the tenant to ask, even if the LL uses the 'standard' criteria.
When I say schools / colleges I was referring to Dept for Education as a whole, not individual establishments.
Given that in general it's 30x salary and no CCJs, if you aren't sure or if the agent is reluctant to give you the details. Don't hand over the money.0 -

That's not part of the credit check, those are background checks. We were told those before any cash was taken; but you still need to "pass" a credit check even if you pass those - and to find out if you pass their arbitrary criteria on that front, you just have to pay up and find out.

No it's what is roughly affordable.
Your salary is 2.5x the rent. So you aren't over stretched.
Why are the fees 'unfair'? Is £3 unfair for a burger? Dominos charge £18 for a pizza, is that unfair?

You're saying that your payment history could be totally trashed with defaults littered over your file, but as long as theres no CCJs, you'd pass a LA check? I'm not convinced...Unlawful clauses? Safely ignore those.
Except that if you're poor you can't (and probably havent had the education to know that you should be able to).
