    I distance myself from these things, that's why I have an agent. I've just been dragged into a debate. The last time I took any notice of this there was not a charge for the tenants and I was surprised to hear that there was. The same tenants have been in situ for about 4 years now, I think. And like me were a bit miffed.

    So you're a landlord, and you're annoyed that your agent has changed their standard tenancy agreement.

    In that case the answer is slightly different. You need to check your contract with the letting agent to see if it allows them to charge your tenants a renewal charge.

    TBH - it probably does, unless you specifically negotiated otherwise, before signing the contract.
