akery - correct on all counts and as you can see from my reply to G_M the online guidance is flawed in the wording re Scale 2 fees. This will be corrected
The TIC aspect can be complex but form the registered title perspective there is no need to check as to how and when it was applied for. The form A restriction can be added for a number of reasons so the register is never the definitive proof that you hold as TIC - this is because the beneficial ownership, to which it relates, is separate.
IF you and the 3 children intend to hold as TIC then simply cover that in the TR1/AP1 application and under any wills/trusts etc that you enter into.
The TR1/AP1 and registration details can be relatively straightforward when dealing with such matters.
It is though the beneficial ownership and the 'shares', wills/trusts etc that can be complicated so I would recommend that you each get legal/financial advice and decide how best to protect each % share as appropriate. They will be protected in part on the registered detail but the details matter and will hopefully save any future issues particularly if unclear and/or not formalised correctly.“Official Company Representative
