We viewed a house when ours wasn't on the market and explained our situation to both the estate agents and the vendor. We had our house valued and instructed an estate agent but had a second viewing before our house had officially been marketed on right move and in the agency. We were confident of a quick sale and sold to our first viewer in under 24 hours! Good luck.
  • When we put ours on the market, we had 1 or 2 viewings every week, for 3 months solid.

90% of the people who viewed were not in a position to proceed, and it got very frustrating after a while.. ie making the house imaculate, arranging your day around viewings etc.. In the end we decided to part ex, as we got fed up with it. Even after we pulled it from the estate agents, we had 2 requests for a viewing from them, days later.. neither were on the market, so i refused..

ironically, we got a call 2 weeks after it was removed from the market , as we were in the process of sorting the part ex.. A family who had viewed it 2 months before had finally sold theres, and wanted ours.. So it does pay off..

But based on this experience, if we moved again, i would never view until ours was under offer, as i know how frustrating it is..

I have viewed properties and have just told the agent I will be renting out my existing property rather than selling.
