Viewing property when your's is'nt on the market

Hi all


What is people's stance on this?


Are estate agents/vendors likely to let you view properties if your own isn't on the market?


I have seen a house I like but mine isn't for sale yet. I do however think mine would sell rather quickly.

    Everyone who wants to view a house without theirs being on the market says that theirs will sell quickly.
    Everything that is supposed to be in heaven is already here on earth.
  • I did and it wasn't a problem. My house was in a popular location where properties always sold quickly and I wanted to have found somewhere I liked before going on the market because I didn't want to be in the position of having accepted an offer but not yet found anything to buy. A few agents weren't keen but I explained my rationale and those that knew the area I was selling in knew that a quick sale was very likely. Most agents were happy to let me view regardless.

    There is nothing stopping you or anyone else from viewing properties whether your current home is on the market or not. You'll be asked how you would be financing a purchase, so make sure you have a believable response to make you seem credible, if it gets you a viewing. Just be careful not to waste people's time. I certainly wouldn't go back anywhere for repeat viewings if you have no real intention of making an offer.

    I would say it's unlikely to be a problem, just ask.

    As Doozergirl says, everyone thinks their own property will sell quickly. If I had a pound for every time someone said to me "I live in a very desireable area and my house will sell fast" I'd be retired.

    In some cases it will be true, others less so, and the EA will likely have heard it all before.

    With some exceptions the following is true: You can sell quickly, or you can sell for a high price - pick one.
  • Depends on the vendor, I've had a few sales where we have been given instructions to only carry out viewings with proceedable purchasers.

    I've viewed plenty of places without having mine of the market; nothing to stop you viewing (after all, more viewers = more competition in the eyes of other viewers = potentially higher offers), but it will almost certainly disadvantage you if make an offer, unless there really is not competition.

    If you view a property and make an offer without yours on the market, it will be noted as an expression of interest only as you are not in a position to proceed with the purchase.

    You have to at least show willing and put yours on the market. If yours is sold, it puts you in a much stronger negotiating pisition for a house you may offer on.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I wouldn't bother accepting viewings from people who hadn't got their own properties on the market. It's a pain as it is getting a house ready for viewings without also adding in viewings for those who might or might not put their homes on sale at some point in the future.

    HI We found it helped to be able to say that ours had been valued by so-and-so EA, who would be ready to market it as soon as I found somewhere. We've had no problem with this, so it may help to have a bona-fide valuation and chosen EA ready, if you're finding some of the agents a bit sticky?

    TBH, not being signed up with an agent has led to more awkward conversations when the EA you want to view through goes hard-sell on trying to sign yours up (although of course this is beneficial if the one you want to buy is with them)!

  • I have known people refuse to take viewings from anyone who hasn't sold their house, let alone doesn't have it on the market.

    As it appears to be only one house you are interested in it depends on that one person. Ask.
