Unsure which rental property I should rent (again)

A few months back I was looking at somewhere to live for a few months and had some issues I ended up going for a lovely property that was single glazed and near one of if not the busiest road in the town so disturbed my sleep, it had its good points like just around corner from a Subway sandwich place so I could sit there when bored for a hour.

After I moved out a property I wanted in a part of town I prefer which is even cheaper and modernised so no noise has come up but I am torn between 2 ones.

The smaller of the two is a room so small it barely fits a single bed in and a desk and a half sized shelf unit, but the location is not just number 1 in town where I want to live but number 1 in my history as its 1 minutes walk from my first home when I left parents, beautiful scenery and side streets, 2 minutes walk from a lovely chip shop, 3 from a convenience store and 7-10 from 24 hour Asda (like last time) and main bar part of town seriously I suffer from severe depression and my best memories come from that small part of town.

The other choice is 5 minutes walk away in opposite direction from town on a main road, but room is bigger and theres a airing room for clothes, and 2 toilet/shower rooms.

Honestly if it wasn't for room size I would of gone for the 1st property in a shot, just as I left it to last minute these are only rooms this student landlord has left, and the other bedrooms are about 3 times the size of mine.

Im torn between getting the room so small it can just fit in a single bed but in a house and area which I love, and a reasonable (still not massive) room with double bed and large cupboards in another beautiful house just down road but with no fond memories for me.

  • If its just down the road, surely its not far from the good memories. A quick walk and you'll be there.

    I'd go for the bigger room sizes. You need room to move around in as well as memories. New memories are good too.

    A lot of your good memories seem to be associated with take aways.., could you not develop good memories of home cooked food, far healthier etc.

    I would suggest the one that is not on the main road. A double bed just takes up extra space.

    I'd always go with less space but better location as being quite lazy I hate having to travel further than I absolutely have to

    It's not takeaways my memories are associated with, its just leaving the house and having everything literally on my doorstep like a nice corner shop, butcher, chipshop and such and these days I want to go on a very short walk even if its like midnight or even 1am and get something cheap or a takeout on a lazy day.

    I checked google maps and property A to property B is 7 minutes walk.

    Also I forgot property B is 3 minutes walk from a busy football ground on same road as the property.

    The only other positive about property B is its only 10-15 minutes walk from a 24 hour Tesco so its dead in the middle with Asda 15 minutes walk in one direction and Tesco 15 in another.

    The thing about the good memories is property 1 on my doorstep I have a very old fashioned street outside with trees on the side of road, back alleys with bowling green etc and property B my view is of the garages at back of house.

    Like I say if it wasn't for room size I would take property A in an instant.

    Not sure the tenants of property B but that worries me a little too, one is a student nurse so they sleep all day so worried I won't be able to make much noise.

    A student nurse is not normally constantly on nights. Their shifts will vary. Some will be days, some nights. Night shifts are usually less often than days (less staff on duty at night).

    Walking is good for you you know lol? It won't kill you to walk an extra few minutes. Quite the contrary. I walk my son 30 minutes to and from school twice a day, it does me good and I enjoy the fresh air. And yes, I do have breathing problems at times, arthritis and back problems. I still enjoy the walk.

    However obviously its your choice. A larger room may come up in the other property. If you are so undecided, perhaps you need to look again and maybe another room will come up somewhere that doesn't put you off so much.

    Its not the physical walking as much as mental health reasons, its better for me to go out of the house to a corner shop and back, then back out again to post box or something else multiple times a day than feeling its a 10 minute walk to anything.

    Where I live now is a 20 minute walk to town and I always get bus, when I lived 15 minutes walk from town I always walked.

    It all goes by facilities, the 20 minute walk for me now is over a steep bridge and a busy road, where I used to live it was the bottom of a town centre so the entire 15 minutes I passed shops and bars and ended up at supermarkets, and I used to walk 40 minutes to a good supermarket when I was bored as the buses were twice a hour and distance from property was 5 minutes walk so by time you waited it was almost as quick to walk.

    I'm probably about 10 minutes walk from the town centre but almost all the route I'm walking past other shops, pubs, bars etc so the walk is a bit more interesting than just walking past loads and loads of houses which gets boring pretty quick!
  • If property A is a room in a student house, perhaps you could move there and ask the landlord up front that if one of the bigger rooms becomes available you have first refusal on moving to it? Students drop out all the time - but it is a risk of course that none of them will.

    Will a single bed hinder you on the "romantic" front?

    Where I live now theres only 1 route to town, you could count 2 if I go through an estate but that would make a 20 minute walk 35-40 as its twists and turns no direct road.

    This place is multiple side streets, back streets etc.

    It reminds me of the ones you used to see on Coronation Street whatever they are.

    Property B there is multiple roads to get there but the main one is direct to town centre so no need to go through side streets whilst property A you can use multiple side streets and each street is beautiful either way (can even use the main road and just turn off onto it) and with my mental heatlh as it is I would choose the shortest routes.

    Both are student houses and with same landlord, I was thinking that myself.

    I can tolerate a single bed but I am a large guy, when I was skinny it was doable but still a double means I can spread out more, I hate hanging over sides or bed and like to lie on my side and have slipped off single beds in the past before.
  • I think you might be over thinking this.

    Except personally, I'd never go for a box room if I needed to put my stuff away etc. But that's just me.., I'm not good in small spaces (and I'm not large myself lol, just a personal thing).

    Walking etc wouldn't put me off.., but again, that's me.

    Like I've said already, if you are this unsure, it probably means neither room is right for you and you need to look for another. But you could ask yourself, if the other room wasn't available, would I be happy moving to A or B room to see if the comparison alone is killing it for you. You could wait and tell LL that you will keep in contact to see if one of the larger rooms in the house you like more becomes available.
