Best fibre broadband deal for students?

Helping a relative, they are going into a student proeprty with 5 rooms, they can get fibre but not cable at their property, their tenancy agreement states the LL will pay gas/electric and broadband bills up to £150 a month so wanted to get fastest broadband they can at cheapest cost.

So far it looks like SSE is the best as Uswitch states £21.99 a month for 78 meg including line rental and £60 set up.

But not sure if there is a catch or its cheaper to get a cashback deal and one that should be more espensive.

I recommended Plusnet but they have increased in price so much.

So taking into account connection charge, cashback what is best 78 meg deal around?

They don't want to touch BT or TalkTalk due to previous problems.

If they can get Virgin Media in the area, they do 9-month student deals.

No can't get cable in area, it is available in a small part of town but not theirs.
