    Mortgage rates don't really affect us that much crashy, although we do enjoy having very low margin tracker mortgages, we only have mortgages of about 13% overall LTV (this must be about the 5th or 6th time that I have had to explain this to you, but thanks for your concern). If mortgage rates do rise, we have at least 3 times the value of our mortgages invested in liquid assets anyway, so it really wouldn't be a problem (again I'm quite sure that I have explained this before, but thanks for your concern).

    By the way, we have a draft exchange date of 28 Nov on the property that we (my wife) is selling, that you seem so interested in.


    Don`t think I mentioned that property in my post, had kind of lost interest TBH.
    Mortgage rates affect people buying property, and therefore the price you get for property, unless of course you will be lining up buyers like yourself with not a financial care in the world and nothing better to do than post guff on a forum read by six people all day :rotfl:I wasn`t really concerned about your financial situation because I expected a long winded boastful burst of hot air reassuring everyone that things are better than Hunky Dory, and I wasn`t disappointed! :money:

    I don`t know, there are no real historical precedents for Trump and Brexit, but the public seem to be waking up to the bankers and the politicians they own, and the government seem determined to shaft BTL "investors", that feels to me like things are changing.

    both were very close.

    Clinton actually got 0.2 million more votes than trump.

    A 1% swing in Brexit would also have seen it go the other way and a lot of people who are effectively citizen or will be within a year or two (the 3-4 million legal migrants) did not have a say in the vote

    So I don't think you can conclude that the public at large has somehow turned away from the policies of the last 20 years. of course the media is very powerful and it both feeds off the public and herds it in the direction it plays the music for. So going forward if the media has the same conclusion as you maybe it will be self fulfilling

    No you didn't mention that house in that particular post, but you have mentioned it in other posts, in fact, in one of your previous posts that was the entire content. You said that you've lost interest, but yet again in the very post that you claim to have lost interest, you are talking about where my buyers will be coming from! We don't want to sell all our property (just yet) we are going to retain about 40% of our property value , and sell 60%, we have just sold one for over £1m, and we are putting another on the market next week (one estate agent has told me that he already has a buyer lined up). When that property sells we would have sold more than half of the value of the property that we intend to sell in the near future, so not too far away from having sold over 50% of what we intend to sell.

    I've got plenty better things to do Crashy, that's why I am not here that often, for example I am here right now, but 90% of my attention is on England (currently 450/6) against India, they've just stopped playing, it's the lunch break.

    If you don't want to hear from me, and about my financial position. then why post a reply to me, asking me about my finances:
    Early indications are that mortgage rates will start to tick up, are you seeing that on your investment radar? .

    As for your comment about investing in single company shares:
    IMO individual companies well researched would be the best bet if you want to replicate rental income streams.

    There is no way that I will do that, too much risk that I don't need to take on, I am happy enough with the dividend income from index trackers. If you invest in single company shares, then you are definitely much more of a bull than I am, in fact, I am not bullish at all, especially when it comes to London property (I used to be back in the 90's when I invested though).

    No I don't recall a referendum about them or whether they were part of a political party manifesto. I'm aware press standards are a political issue.

    Of course, there are libel and slander laws (no there wasn't a referendum about them either) to allow redress as well as the IPSO complaints system.

    As per the third point from the Clapton question generator it does appear that horrible things said about Brexiters are subject to the same laws and standards.
