    lol !!!!!!?

it seems your left hand doesn't know what the right hand is doing...

No, it seems that you don't understand what 'real term' means. I have been saying for ages that I expect stagnation.

Well I think price/wage ratio is not about nominal prices either...

You just again try to adjust what you said. We are basically talking about the same thing, but you will never admit that...

I have not adjusted anything, I am the one being clear by using the phrase 'real term', we are not saying the same thing, you were/are talking about 'falls' that to most people implies nominal prices fall, you even said that you have many examples of prices falling by £100k! But despite being asked by several forum members you still have not produced links to these properties. Where these £100k falls supposed to be only inflation?

What are you an about saying that I will never 'admit it'? I have said it again and again on this forum board, it is all there in my posting history, and I've even quoted myself in this thread. I have been saying for quite some time that London property prices might have peaked (real term). It is one of the reasons why we plan to sell £3m of property over the next few years.

I made it clear everywhere I am talking about price/wage ratio and I intentionally use terms like we need to make "more effort" etc... to avoid confusion with nominal prices.

Ofc you've just missed those, as for some reasons you want to prove you know things better, which is not true. You might've been more lucky with properties, but you have less understanding about this topic. Ofc you will never admit this and will keep trying to "adjust" things, but I don't care at all...

So are you going to provide a link to all these properties that have fallen by £100k or not?

I think you definitely 'care' you don't half go on about how unlucky you are, and how lucky everyone else is.

It's funny you are the only one who has an understanding.

The problem is the overall earnings to price ration is irrelevant as when there are insufficient properties it's the earnings to price ration of those that are buying that is relevant. I agree it would be better if the more people could buy but that in itself will not make it happen. The government and already putting it measures to make BTL less attractive and hopefully reduce demand but if they succeed I don't think prices will fall that far as there are plenty of people who just priced out who at slightly lower prices would be able to buy.

Still waiting for several links of real life 100k falls compared to selling price of a yr ago.... he seems to have lost these examples ;)

Highgate is very nice, but we much prefer being out of London, we are looking at Dorking (where we currently live), Ashtead, Reigate, Guildford and Leatherhead. We don't want to spend much over £1m, I think the 10% stamp duty (over £1m) is very bad value.

Did you look at the Isle of Man?

We're still planning on being Cornwall bound but, as family is scattered, could settle anywhere. Northern Ireland has found its way onto the radar as we have expanding familiy connections there. The cheap houses would make up for some of the tax advantages of IoM, stunning coastal dog walks, nice places to eat and nice people. Weather can be a bit ropey but you can't have everything!

Yes and I really liked it, but I think it would be too hard for my wife to move there, her father is elderly and frail, and her younger brother is mentally ill, and wouldn't be capable of visiting us. So moving there and also spending time in Spain/The Algarve during the winter is just too problematic for her. It might be possible in the future but not for quite some time.

Sorry I am not interested enough.
