tenants from Ukraine

I have potential tenants who came from the Ukraine .
Is there anything I need to be aware of before I do this .

    It's not in EU so do they have permission to live here / work here ?
    No idea how you'd check that but isn't that a LLs responsibility nowadays ?

    True but if they are from EU all you need do is check their passports. If from non EU goodness knows how a layperson is meant to establish right to live / work here. Presumably LLs these days pass this off to a third party to check because how on earth would you know if these documents are fraudulent or what documents are required.

    I would suggest you have a look at the home office website and look for the lists of acceptable documents.

    Then take photocopies of their documentation.

    In order to have a defence you are only required to he happy that they appear genuine and appear to he for the person you are dealing with - if they turn out to he counterfeit you are not held responsible so long as it is reasonable to believe they are genuine (ie not a pic sellotaped to a plasticine passport) - it's the same for employers

    You aren't held responsible if you are fooled by fakes
  • If they're outside the EU, they will have a biometric residence permit. It will have a chip in it, so relatively difficult to forge, I would think. It sort of looks like a driver's license, but look on the GOV UK site to see an example.

    In addition to the above, you are unlikely to be able to check references or credit history; it is always a gamble when you grant a tenancy without such checks.

    * Consider asking for a UK guarantor
    * Maximise the deposit taken (but note that a deposit greater than 2 months rent confers additional rights on a tenant)
    * consider asking for rent in advance (not just the standard 1 month)
    * if they are working in the UK, check their employment status carefully
    * consider asking if their employer will act as guarantor
    * consider letting to their UK employer (who then places them in the property), but be aware you'd not have an AST with the employer

    I think it would be very easy to forge, eg how would i know if it was a valid one. (I realise it would be difficult to forge if you had a reader that read eh chip and knew what shoudl be on it, etc but just looking ata chunk of plastic with some words on it and a chip, easy peasy.

    That presumably applies to the whole of the country?

    Wherever I was in Britain - I'd be asking to see their passports to start with.

    Nothing to stop you asking, but AFAIK there is no legal requirement presently outside England.
