    There is a big difference between the expiry date of the notice and the deadline to start court proceedings.

    My parents did that when they were guarantors for my brother. The rent came out their account so they knew it was getting paid and then sometimes my brother gave them the money back. Stops any nasty surprises.

    never had the pleasure of needing guarantors, but it does make sense.

    There is a big difference between the expiry date of the notice and the deadline to start court proceedings.

    I know, as has been said in this thread, there is no expiry date if before 1 October 2015.

    There is a start date - the date it is served.

    (In most cases) there is a notice period of 2 months.

    When the 2 months Notice period expires, the landlord can apply for possession via the courts.

    If the LL does not apply for possession after 2 months, he can do so after 3 months (or 4, 5, 8, 12 or 24 etc). The S21 itself does not expire once it has been correctly served.

    (This is a generalisation - there are some circumstances in which it expires eg if the tenancy commenced post 1/10/15 etc)

    A s.21 notice expires after 2 months, which is when court action can begin.


    Post 1st October a s.21 notice expires after 2 months, but must now be acted on, it has a deadline. Miss the deadline and process starts again.
