Estate agents taking me to court?

(Mr Ginge said) "It is actually financially disadvantageous to the EA purely because the contract is open-ended." and Guest responded - "True, but the agent has no reason to continue to actively market a property after the initial period. After 3-6 months an agent can simply withdraw from proactive marketing to reactive responding."
I'd say that gaining their full fee from selling the property is a good reason.
A £300 withdrawal fee covers some or all expenses, but generates no profit, especially if a property has been active for the period you suggest. Sitting back and relying on withdrawal fees to make a living isn't a business model, because they won't.
A full fee covers those expenses, and generates some income.0 -
If there was no upfront fee paid for the EA services then the exit fee could be reasonable, hence the term reasonable (subject to amount of fee). Is it clear from the OP and subsequent discussion that no upfront fee was paid? It isn't to me, but I'm no expert - or even close to it - in this field, so my questions and comments were [IMHO] reasonable. (And I'd argue that many people reading this thread would have the same opinion unless they were familiar with this field).
Regardless, my initial reason for posting was because of your unnecessary abuse to another forum member, calling their comment "frankly ridiculous" when, quite frankly and obviously, it wasn't.
Actually I am quite offended that you accuse me of abusing another forum member. I have not personally attacked that person, rather I have criticised their comment. This is an open forum and I believe their comment to be ridiculous and I have stated so in a frank manner. You, they and anyone else are free to disagree with that.
I am certain that pink shoes is a delightful human being and I would gladly join them for an enjoyable afternoon of tenpin bowling or wood whittling. This applies to all forum members. (with the exception of guest101 of course for obvious reasons :rotfl:)0 -

My point being that after 3-6 months the agent would look to newer properties to generate their full fee.0 -

My bowling reputation clearly preceeds me!
