Don't worry, that's too far out for us. It's for my stepson and his young family and we need to be within 10 miles of Harpenden, so that really only leaves Luton and Leagrave. Dunstable is cheaper but they need to be within walking distance of a train station as his gf doesn't drive.

I'm having some sellers regret today. We accepted the offer on my house £2k under asking price, first viewing after a day. Got caught up in the excitement of it all. We haven't found anywhere yet to buy and our buyers were happy to wait. But I'm kicking myself now. If we weren't in a rush because we haven't found anywhere, why accept the first offer?! And looking at prices locally, I think I could have got more - even starting to think the asking price was too low. I went on what the EA advised (went for the highest of the three valuations) but seriously looking around, I think we were badly advised. You could pull out of the sale but then it would be difficult to put it back up for resale when you had previously accepted an offer.

Some of the houses I've had moderate interest in the recent past are back on the market. I guess people have pulled out post survey.0

I was having some buyers remorse last night after our offer was accepted. It doesn't help that OH is away at the moment and I don't have anybody else I can talk to about it. I think I've got over it, reminded myself how excited we were when we came away from the viewings, and how much I envied the people walking around doing normal Saturday things in this lovely town we want to move to.

It's natural - I've had quick offers before and then worried I'd priced it too low. Chances are you've just been very lucky.
I am SO nervous about the next move. I expect I'll be feeling very jittery wondering if it's the right thing to do. I have a massive draft post for here asking for opinions but haven't really felt the need to put it up yet as I'm really not sure what I expect to hear or gain from it lol!
Slinky - be strongI always have doubts and wobbles when buying something and wonder if I got so caught up in the 'got to have it' that I forgot to question whether I actually wanted it. My gut instinct has pretty much always been right though. Trust yours too

Thanks everyone. I'm sure you're right and my angst at not finding a house yet is being directed towards this instead. In terms of money, it was on for £120k, accepted £118k and now thinking I should have put it on for £125k. It's so difficult. I was very much led by the EAs who all had different views on what to market it at. I'm finding the same with houses for sale. Nice house has come up in preferred location but as usual, bit over budget. It's gone up £30k in three years, looks like that is about the norm in that village.
Have been thinking about my fretting and sellers regret. I think part of it is that this is a huge step up the property ladder for us. Current house is worth £120k, mortgage is under £400 per month and we're looking at houses at £230k with more than double the mortgage! Went to see a new build Miller home yesterday. Well, when I say see it, the only thing on the site is a sales office! No show home yet and the building work has only just started. First 16 properties were released yesterday. One was in a great plot with 3 other houses on the edge of the site in a courtyard. But had gone! I actually think it was sold/promised before it was released.
It got me thinking. I always seem to focus on the houses we can't have!! Another new build site just down the road from that one only has houses left with north facing gardens so again I'm saying no - if only the south or west ones were available we would have gone for it! Think I'm driving my partner mad.
