    Peckham is considered to be very cool these days, and the south side of it (bordering East Dulwich) is very gentrified. Very good connections too - Peckham Rye trains go to Blackfriars, London Bridge and Victoria as well as being on the overground. I live quite close and regret not buying in South Peckham from a commuting perspective.

    I rent a nice and big 1 bedroom flat in Lewisham for 1,000 pcm so it is not true that you will have to pay more than 1.2k. It depends on where you look and how picky you are about the area.

    The met line is pretty good, and would take you straight to aldgate in about 35 mins.
    You'd probably be able to get a 1 bed flat there for around £900 and it's a lot cheaper than commuting from some places further out.

    As other people have suggested, somewhere along the C2C line would be within budget and easy for Leadenhall.

    Whatever you do, don't go for somewhere on the Abellio Anglia line though. They're shockingly unreliable and more expensive.

    Despite the fact that I live really close to Southend Vic and work right by Liverpool Street I use C2C as the trains are so much nicer and, as they're faster, walking an extra 10-15 mins each end only adds about 5 minutes to my total daily commute. That's basing it on everything going to plan, in reality it probably saves me hours of my time as Anglia are delayed so often. It also saves me about £40 a month.

    Agree. I said pretty much the same thing above. That Abelio Greater Anglia line was horrendous. I only lived at Brentwood, but sometimes it would take hours to get in/home. I was late into work loads. On several occasions, I was having to go to Shenfield and get a cab home - was usually gone 9pm (I'd send it straight to the pub - that line nearly turned me into an alcoholic)!


    The first year, I paid for my gold card to use the quick route to Shenfield then come back a stop to Brentwood. So many times, I was waiting half an hour with no sign of a train to Brentwood so ended up in a cab. I dread to think how much I spent on cab fares when I was there lol. It was truly dreadful. Even worse in winter. Waited an hour or two once at Brentwood in the freezing cold and snow - they swapped us from one platform to another about 5 times. I had to walk away in the end and go home for a cuppa and try again later before I had a total meltdown!

    Quite hard to give reasonable suggestions as quite a bit of info is missing.

    - Are your family still in North London so would you be looking for somewhere that makes it easy to visit them?

    - Leadenhall street is within walking distance of both Liverpool Street and Fenchurch Street so opens up a lot of options on the suburbs. However, all of these options will result in a significant commuting budget being needed.

    As others have mentioned, how much you're willing to spend on commuting on top of your rental budget will be a huge factor on areas people can recommend and 900pcm isn't really a realistic budget for within London itself unless you're looking for a flatshare.

    This line has got much better since TFL took it over. I still work a few days a week in Romford and my parents live there and I'm hardly ever delayed these days.

    Try Dagenham - still cheaper than most places in London but with good transport links to where you need to be.
