    Or, as Gavin83 also mentions, the c2c line is a consideration. Believe it or not, this line is VERY reliable and (so I understand), if you pay by their smart card system, if a train is more than 2 mins late, they start paying compensation. I will be moving out that way next year to Leigh-on-Sea. People think it's ages away, but if you're near Fenchurch St anyway, that's so easy (and you do not want to be travelling to the City from the other side at say Paddington every day!). The journey from Leigh is 45+ mins depending on fast/slow train. I will prob be at Chalkwell which is around 50 mins. This line is also considerably cheaper than coming in from somewhere like Billericay.

    Personally, I'd avoid the Greater Anglia line from Shenfield to Liv St. I lived at Brentwood and had the most horrific journeys. Sometimes it was taking 3 hours to get in if there were delays. Never been on such an awful line.

    Leigh-on-Sea has lots to offer. Bars, restaurants, sea, quirky, lots of independent shops, feels safe. If you want info on it, shout. I adore it and cannot wait to go.

    To me, Peckham is and always has been grim.....but, it's commuter belt, it's now one of the 'gentrified' areas, and it's no longer cheap! :eek:

    How much have you budgeted for commuting? Could easily recommend some lovely areas outside of London that will get you to Leadenhall in under an hour (on a good day) but you'll pay £400+ a month for the train ticket. Which will be completely pointless if you've only budgeted for a inner zones tube ticket.

    You may be better to combine the budgets and live closer in though, that amount of commuting is draining even without the constant train issues.

    I would suggest Erith/Dartford/Greenhithe, commuting into Cannon Street.

    2 bed for 900pcm. Train to Marylebone is £360pcm and only about 25 minutes. Nice town with plenty going on.

    To be honest, though, rather than spending my life on a train (a one hour one way journey is over 20 whole days a year spent commuting...do you really want to do that!) I'd find a room walking/cycling distance from work. Save cash, and time, and you might even meet some nice roommates to show you London.

    One of my offspring is moving from north to South and what a shock the prices of flats are.

    He is looking at spare rooms.com
    Lots of professionals wanting a house share. Some are annexes and self contained.
