Threatening to pull out of purchase

Hi everyone,
just to give you a bit of background
we're FTB buying a vacant property.
offer was accepted on 12th may
my vendor is now on their second solicitor as the original did not request the deeds 6 weeks after instruction
our tenancy was due to end on 31st July, with our landlord having no flexibility to extend(he gave us notice to vacate, not us)
we had stated this as soon as we had been informed, which was around 3-4 weeks into the process
we have now had to vacate our rental property, all our possessions are with folks, and we and our 2 dogs temporarily moved into a 1 bed flat.
we were informed yesterday they the flat does not allow pets, and that we would have to vacate. we are now crashing on a sofa with our dogs in kennels.
it seems every time i contact my solicitor i am greeted with the same response "i have no title deeds"
it has now been 3 months since our offer was accepted, and there seems to be no progress made at all.
should we threaten to pull out?
at this stage we are now so fed up, homeless and missing our dogs that we would not be lying if we threatened.

I would. And start looking at other places, preferably with the same EA.0

You should be chasing this via the estate agent - or contacting the vendor directly.
Solicitors concentrate on doing the legal stuff, and don't tend to get involved in chasing up (especially if it's a fixed price conveyancing deal).0 -
I know it's of no help now, but from the sounds of it, you didn't need to move out of your rental property.Well life is harsh, hug me don't reject me.0

First thing I'd be doing is looking for a place to rent that allows pets on a 6 month AST. Then I'd be contacting the vendors and telling them unless they discount the asking price with the rent you are paying for those 6 months and get off their lazy behinds and get things visibly moving within 2 weeks, you will pull out and start looking elsewhere.
Your first priority needs to be securing housing asap, sofa surfing with your dogs in kennels is no way to live.0 -

So when you say to the vendor "Why hasn't your solicitor sent my solicitor the title deeds?" and "When will they be sent?" - what is the vendor's reply?
You need to quiz the vendor (or EA) to see if there are credible reasons for the delay - or whether the vendor is just playing games.0 -

Is the property you are buying unregistered? Which would be fairly unusual, but not unheard of.
For the vast majority of properties the title can be downloaded from the Land Registry website in a few minutes, at a cost of £6, for the title and accompanying plan.
Your solicitor does not need the original deeds if the property has been registered at the Land Registry.0 -
the purchase is in northern ireland, is this the same?
we aren't buying a new build, so i assume it's registered?0
