I think my estate agent has lied to me

    Lets take this back to the basic question, (I fear I may have missed round 1)


    When did an estate agent every not lie??

    But they do give you a clue, they move their lips,;);)
    I like the thanks button, but ,please, an I agree button.

    Will the grammar and spelling police respect I do make grammatical errors, and have carp spelling, no need to remind me.;)

    Apologies cyclonebri1 but the title i've entered is an exert from your email and i do not understand.

    My previous estate agent said they would and did tanking.

    All I'm asking is;

    How can I tell if tanking was actually done at my property.

    It seems a strange thing to do. Why would anyone ask an Estate Agent to carry out house maintenance. Surely not within their sphere of knowledge. Especially something as specialised as tanking.

    Who is physically supposed to have done this work? Surely the estate agent should be able to provide builder's estimate/quote and invoice etc., together with some sort of warranty?

    You might have to get a surveyor or a reputable builder in to carry out an inspection and provide a report to prove one way or the other as to whether the work has been done.

    This is in an ideal world. In real life it is unlikely any surveyor or reputable builder would want to get involved. I consider myself experienced, and reputable, (though others are welcome to disagree and counter this) and I can clearly state I would not go anywhere near this situation.

    Sorry to break the bad news but the entire situation is ludicrous.

    Presumably the property is let with the estate agent managing, and there has been a damp problem reported.

    Well, I worked for a Chartered Surveyor for many years, and he would often make property inspections on behalf of clients, either to report on works done or advising on proposed works, in fact this type of work formed quite a large part of this practice.

    Tanking the whole downstairs of a house is a massive undertaking, involves a significant amount of disruption and costs a lot more than a grand.
