  • I have moved many times OP but I am a cash buyer. I got married to my second husband three years ago, we sold his house two years ago (no mortgage on it). Now we have sold my house which is a two bed terraced. We have been improving it since it went up for sale last year, new kitchen nearly finished, yard finished, pebbledashing repaired, bathroom refreshed. Anyway we had a guy come round who viewed my house for his sister (67) who lives in yorkshire. They grew up in the end house which is now a car park. Offer went in I reduced price a bit and shes bought it. She is a cash buyer from a bungalow. So then we saw a house in darwen, we offered it was accepted and we have no surveys being done on my house or the house we are purchasing. The offer was late june and we are hoping end of september. Its always been around 3-4 months when I have moved before.

    People cant believe we are doing work on a house we are selling but we promised to finish the work for her.

    Buyers have to be patient when buying a house and not put unreasonable demands on the occupiers as its down to the solicitors to ensure everything is done at a good pace.

    I had a DIP when I put my house up for sale and offered on the house I'm buying. So it's not like I hadn't got my mortgage sorted. But how can you make a full application without having the house to apply for? It's taken 6 weeks so far and still not got my approval. As I only found the house I'm buying 3 weeks after agreeing an offer on mine.

    My buyer wanted to complete after 5 weeks. He was told this wasn't possible as I had to complete on the house I am buying.

    So in total it's been 9 weeks since he put his offer in.

    My solicitor said 12 weeks is about normal, depending on circumstances.

    My seller isn't ready to go yet either!

    So anyway today, I've been forced to agree to exchange tomorrow with completion on 2nd September. Their words were "we don't care if she's homeless". The only reason I'm not telling them to f*** off is because the house I live in now is jointly owned with my ex and we just want to get things sorted financially, as we've both moved on and re-married.

    They knew when they offered on the house that I was buying somewhere else, so they should've realised it wasn't going to be a quick sale.

    I'm so annoyed with them, I'm potentially going to be homeless between sale and purchase :(

    How is it 6 weeks after your offer was accepted and your mortgage still not approved? Are you going direct or through a broker?

    You should be pushing that. In March, First Direct told me it was going to take 5 weeks, so instead I went to HSBC and got a mortgage approved the same day, survey booked the day after for 10 days later. If I had someone saying after 6 weeks they hadn't got their mortgage approved I would be putting it back on the market.

    Through a broker. I'm sure I'm not the only person in the world waiting ages for approval.

    I'd chase up the mortgage too. We put in the application, the following day a survey was arranged for 4 days time, then we had to go back in to listen to the spiel about insurance and the offer was approved and papers sent out on Wednesday. 2 weeks all in all. That was direct with Halifax, not through a broker.

    6 weeks is too long, simple as that really. You should have been chasing it 4 weeks ago to be honest!
