On fourth buyer - should I stay hopeful or withdraw from market?

    No, not at all. I have no idea what your price is, maybe it is competitive for the area, I am just making suggestions for if you really need to sell.
  • "Proof of funds" will mean the family have to move the funds into your purchasers' bank account, and each family member will have to sign a declaration that the funds are a gift without reservation.

    Sometimes it can take a few days to get funds released by banks, national savings, share dealings, or wherever. (And then transferred to the purchasers.)

    Purchasers' solicitor will have to verify all this before confirming that the deposit is in place.

    Our buyer was a FTB and they're deposit was a gift. I asked my EA to get proof of deposit as I was worried that the deposit was large amount. Our buyers got the money transferred into their bank account and then provided a bank statement to the EA.

    Could your buyer not do the same? Least this will give you some security.

    So 3 people have all put offers in only to then suffer buyers remorse and pull out?
    To happen once might suggest you were unlucky and had a flakey buyer, but 3 people all prepared to walk away perhaps suggests they feel that on reflection they can get better value for money elsewhere?

    Depends on circumstances. We had 3 buyers pull out.

    One was only using us as a back-stop for school places, but t'other two were flakey in different ways.

    We sold to a 4th couple, who'd been there in the background for 6 months, trying to get together the dosh they needed, but they never let on. Not demonstrative types; we didn't even know they liked it.

    It was a bad time to be selling; worse than now, but the house was good value. Although others in the road sold for significantly less over the next 9 months, the neighbour's very inferior property went just 4 years later for 30% more.

    Good locations bounce back. Glad for the couple who bought ours, "when others were fearful."

    They're bloody laughing now!

    Yeah, ultimately things like this are going to be about price, if the buyer is scraping about round their family for loans and down the back of the couch they can`t afford it, end of, the sooner sellers adapt to this reality the better for a functioning housing market.


    It might be your reality....to everyone else it's speculation.

    Just because the deposit is being gifted from a family member does not mean it cannot be proved - your purchaser will have had to declare the gift was coming from family to chosen mortgage lender and depending on lender will have had to prove funds available - this can be done by producing a bank statement in the name of donor(s) - also purchasers solicitor will need proof of these funds so asking for proof should not really be an issue and should have been be requested by your Estate Agent once the offer was accepted.

    Another case of Estate Agents not doing their job and being fobbed off.

    Seriously though, if you believe that you would still be wishing to move if you were to withdraw from the market then keep going.

    You will get there eventually....as will we (fingers crossed)

    I only hope we now have a buyer like you! We did tell our buyers on their second viewing that we're very motivated and hope to not have anyone mess us about again (hopefully they got the hint). Good luck to you! If only more people were as honest and straightforward
