On fourth buyer - should I stay hopeful or withdraw from market?

  • Thanks all for your advice. I have gone to my EA and asked that the buyer provides proof of funds, solicitors details and instructs his solicitor by Monday at the very latest (that would be a week since offer accepted). If they're serious about buying, but there's a real reason why they can't meet this date - such as having to request printed bank statement in post - then I'd imagine any sensible serious buyer would respond to let us know this and the date they will be able to provide it by.

    I have also asked, if things do progress with this buyer, that instead of our advert being marked as SSTC instead it's removed, so if things don't work out, we can re-launch in September as a new property.

    60k isn't that unusual in London


    I was a FTB in 2010 and put 47k down (and that wasn't in London)


    I would stick with the buyer for now but if no proof of funds is forthcoming I would be having words with solicitor/EA

    On one hand you've been screwed over 4 times. On the other hand it's been quickly snapped up by a buyer each time.

    Count your blessings and just accept that x% of sales fall through and just be glad you're getting offers.

    Just an update, our EA has spoken to the buyer and buyer said that the deposit is going to be a gift from family. Therefore we have no definite proof that she can afford the property (mortgage in principle is 60k short of purchase price).

    Still waiting for solicitor details and I've told the EA that if this isn't provided by Monday we will withdraw and re-market mid-september (I've lost patience with time wasters. If she wants it she knows what she needs to do).

    What do people think of being told that remainder of funds if gift from family? I guess we have nothing to lose by just playing along for now?

    You might as well continue, unless you have another buyer lined up.

    Try to remember you're hardened by your knocks, but if she is a FTB and not used to the process (and maybe a bit jittery!), you don't want to scare her off lol! :)

    So does that mean it has sold four times or it just hasn`t sold?

    If it helps any, we are our sellers 4th buyer.
    She is so stressed but when we viewed her home we told her that we wanted it and would not mess her around by offering and then reducing our offer later on (as her first buyer did). 2nd buyer lost their buyer and 3rd buyer changed her mind!
    We've kept to our word and fingers crossed we exchange on Friday. :)
