Maybe jumping the gun, but something doesn't seem right with my landlady...

Trying to keep this short and sweet, I've been renting my current 2 bed terraced home for last 3 year's, and I'm now leaving the property under the instruction from the landlady that she now wants the property for herself and her family.
The only thing i can't understand is throughout the whole 3 year tenancy, she has been sending all her mortgage statements and more through to my rental property.
Only reason why i know it's her statements is because i have in the past accidentally opened one of her letters, as it's the same bank as i use, and quickly realised it wasn't one of mine.
Now you would think she would just get these re-directed, but instead she will ask me on a monthly basis if i can drop the letters off at her house, and contacts me directly and not through the estate agents which she is supposed to.
Any thoughts why my landlady would not re-direct her mortgage statements?

Almost certainly she is letting out the property without permission from the mortgage lender. This doesn't really affect you though.
Technically she can't set up a redirection since that's only allowed for a certain time after you move. So if you've lived there for 3 years she can't redirect.Changing the world, one sarcastic comment at a time.0 -
She is likely either stupid or on the fiddle.
- Stupid: All records tied to property including land registry. "Someone" could have set up fraudulent accounts in her name c/o property, then either re-mortgaged the place or sold it..... What a missed opportunity for "someone".... but obviously wrong so ..
- Fiddle: Has residential mortgage (for those living in the place) & no permission to rent out: Wonder what else she is fiddling: Insurance, declaring rent to tax man, GSC, EPC, deposit protection. Blackmail is such an unpleasant word... We don't want crooks and cheats operating in our fair country & it is surely the duty of all citizens to bring suspected wrongdoers to the attention of the authorities...0 -
The obvious reason is that her mortgage lender is unaware that she is letting out the property! Perhaps she has been rumbled and that's why she is moving back in?
As you are leaving anyway, perhaps you could send a statement letter back to the bank marked "not at this address" and see if some fur flies!0 -
Why do you care, especially now?
Cynics will assume that you are looking for something to get back at her for some reason...0 -
What the others have said about the mortgage.
As for only contacting you via the estate agent like she is suppose to? Why is she supposed to? Your contract is with the landlord not the letting agency and she can contact you directly just the same as you are able to contact her directly without involving the letting agency.0 -
Thank you for your comments.
I only ask this because, she has messed us around quite abit throughout the tenancy, with multiple times saying she wants to sell the property to us and then pulls out at the last minute and more.
My deposit is protected, and i'm leaving the property in the month to a new rental, but if she is committing fraud, what possibly can i do & will it have any backlash on myself?
Reason why i'm asking as its been bugging me for a while, and i wanted some second advice.0 -
That a landlord sells a property or says they want to sell is all very interesting but hardly changes things for the tenant: Selling the place does not end the tenancy nor require the tenant to leave (even if new owner is outside with huge removal van, 3 bonkers kids, 2 incontinent Rotties and a screaming husband...). The tenancy continues, same terms with new owner new landlord (legal notices need serving but..)
Nothing to stop an anonymous letter to mortgage company or reporting of suspected tax fraud to UK government:

She might be entirely innocent, aye, right...
Wonder what benefits she is in receipt of....

How could her letting out a property without consent to let from her mortgage lender come back on you? Short answer: it won't. If your landlord had fallen into arrears and the lender was about to repossess the property then it might have impacted you.0

I would focus on ensuring you obtain your deposit back, through documenting everything thoroughly on checkout.
All good citizens can report suspected tax fraud: https://www.gov.uk/report-an-unregistered-trader-or-business
If she's no longer renting the property out, the finer details of her mortgage deal aren't your concern. They are an EYESORES!!!!0 -
It will have no effect on you at all.JamesRichards wrote: »Thank you for your comments.

If you want to get her into trouble then write to the mortgage lender telling them the property has been let out and for how long
You could also write to HMRC incase she hasn't declared her rental income.
I wouldn't think anything rises to the level of fraud where the police would be interested.Changing the world, one sarcastic comment at a time.0
