Completion documents?

Options
I completed on my house purchase last week and now have the keys and am moving in.

However, it just occurred to me that I don't know what documents I should now have in my possession to say that I actually own the property?

So what should I expect to receive? or already have received at this point?

I believe the main bit of information is stored with the land registry, but should I also have a copy of that document?

(It's a freehold property I have purchased with a mortgage if that helps)

    Your solicitor will send you through a bundle of documents once it's all finished, done and dusted. Apart from that, there's no piece of paper that you MUST have to prove anything.

    the bank will have the deeds since its their house until you pay the mortgage off

    What deeds? The title is registered at the land registry. I would expect the OP to get confirmation from their solicitor when registration has been completed, irrespective of whether they have a mortgage, and even if they don't they can get a copy themselves.

    No, it isn't their house. It's the OP's house. The bank merely has a charge over it.

    If my legal history serves me right, this was correct a long, long time ago. That is how mortgages in general work, but mortgages over real estate are the exception.

    So quirky and incorrect advice indeed, but not completely doolally.

    The lender might have kept the deeds 20 years ago but not anymore.
  • In general, how long after completion does the solicitor send out the documents? And should I expect a copy of the land registration? or is that something that I need to request/pay extra for?

    Usually the solicitors will send you a copy of the completion of registration certificate once it has been sent by the Land Registry but your solicitor won't have that yet. Delays at the Land Registry means it can take a few months for the Land Reg to deal with the registration.

    I spoke to the Land Registry this week - apparently they're still working through February/March applications. No news isn't bad news with them - just forget about it for now and diarise a "check in" with your solicitor in about 3 months.

    The bank has my deeds for my house so hardly off whack, so lose your attitude since a lot of your responses on here in the past have been proven far worse than mine has. Having not sold a house for 14 years i didnt know it had changed
