Estate agent saying i have to show people around or lose bond.

Even if your contract does stipulate you have to show prospective tenants around I doubt it says you have to do it for free. We have had a clause that stipulated we needed to show people around. When the time came for us to leave and we were told the same thing I sent the LA a letter outlining my costs for conducting viewings, in the end they did them themselves.0

This is total rubbish even if it is in your agreement. What if you were disabled, or a vulnerable person, or just plain lazy. Tell the LA that you need quiet enjoyment of the property (i.e. 24 hours notice) and the best thing would be to sort out a common time for viewings so everyone knows where they stand.
You could flat out refuse altogether and they still wouldn't be able to deduct anything from your deposit.0 -
Tell them you are happy to show buyers around, but unless your paid £50 per visit, you will do it naked in latin.0

Where in the UK are you located - England/Wales, Scotland or NI?"You were only supposed to blow the bl**dy doors off!!"0

Post the exact wording of your tenancy agreement. Without it people can only speculateChanging the world, one sarcastic comment at a time.0

I agree that it will be helpful to see the precise wording of the tenancy on this point.
However, even if the clause does say what the OP indicates, it doesn't mean that OP has to abide by it. Not all clauses are enforceable: if they're unfair then they're not enforceable, even if the T has signed the contract.0 -
