Estate agent saying i have to show people around or lose bond.

Hey everyone.
I’ve given notice for leaving my flat, and the estate agents is trying to make me do viewings of the flat.
By this I don’t mean they’re requesting that they come round and show people the property. They are telling my it is MY responsibility to give people a tour of the property with no estate agent in attendance as part of my tenancy agreement and that if I refuse to show people around myself, on my own I will be breaching my tenancy agreement.
Surely this can’t be the case? Any help would be appreciated please.

I would agree to it, but tell them the viewings are only on saturday 11am and Wednesday 8pm, and you want the names of the people viewing 24 hours in advance, and the viewers need to bring ID with them.Should've = Should HAVE (not 'of')

What does your tenancy agreement say? It seems highly unlikely, but the first thing to do is to read your tenancy agreement, and/or to ask the agent to show you the specific term in your agreement on which they are relying.
It sounds like a very stupid thing for them to do, in any event , as you have no interest in letting the flat or finding good tenants!.
My guess is that you have a tenancy with a fairly standard clause saying you must allow access fr viewings during the last month of the tenancy, and that they are either lazy, or stupid, or both.
I'd suggest that you check the agreement and then write to them to state that, in accordance with [relevant section] of the tenancy agreement you will facilitate access to the property for viewings, n the basis that naturally for the security of your property you expect them to accompany all viewings and ensure that the property is left secure.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
In terms of bond I assume you mean deposit? How long have you lived there? Is your depoist protected? Your deposit does not cover crap like this if you don't.0

Yes I mean deposit. It is in the protection scheme (TDS). I've lived at the property for five and a half years0

as your belongings are in the property i would refuse unaccompanied viewings. Your TA will almost certainly say allow reasonable access for viewings during notice period. It is extremely unlikely to say you have to conduct them.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

I would let all viewers in. Tell them about the cut price heroin that is on offer by one of your neighbours.
Regale them with amusing stories about the house of ill-repute just around the corner.
Offer them your sturdy ear-plugs when they move in, it helps when next door does their all night chanting to Satan.
Suggest they not dig up the flower beds in the south east corner, your bio-dome experiment of growing flowers from the buried pigs carcass you brought didn't go well.
Warn them about the landlords cousin who gets very angry the houses tenant passes on details to the regular aggressive bailiffs that turn up looking for him.
Offer them a discount on your latest amatuer !!!!!! productions you make in the home. Ask if they would be kind enough to pass on your new address to any of your regular customers or co-producer (Mack 'the knife') who might show up after you leave.0 -
Even if your tenancy agreement does say you need to allow access for viewings, that doesn't mean you forfeit your deposit as some sort of "fine" for breaching that condition.0
