What gender are the three kids? Usually in a 3-bed semi, the kids of the same sex would share a room, the one of the opposite gender would have the boxroom and the parents have the other larger bedroom.

If they're all boys, then let the oldest have the boxroom and the younger 2 share a room.

£700 for a 3-bedroom property in the South East is very reasonable indeed. I would be prepared in case the rent goes up, as it's at less than market rate at the moment.
