End of tenancy clean - what is the difference actually?!

Options
Hi all,

I am moving out of an apartment where I lived for 3.5 years and looking for a cleaning service to do an End of Tenancy (EoT) clean but starting to wonder... all EoT cleans are very very expensive. I don't see why they should be, on the contrary, the apartment will be completely empty, if anything it should be easier and quicker to clean. Can someone shed some light on this? I may be missing something. Oh, and if you have a recommendation for a cleaner who works in Central or North/West London even better!

Thank you

It's more expensive because it has a fancy name: "End of Tenancy" suggesting something special.

How much would your mum charge to help you do it? Between you could do just as good a job.

It's the level of cleanliness that matters, not who does it or what it costs.

ps - I assume it was spotless when you moved in, and the inventory you signed describes it as 'spotless'?

Usually they involve about 2-4 cleaners going round the house for the best part of a day. It's much more than just a cleaner running round with a vacuum cleaner and wiping surfaces. They wash carpets, clean appliances such as the oven, fridge, etc. Clean inside cupboards, wardrobes.

The best thing to do is get the inventory out and clean each room yourself back to the standard that is set out in there.

If the landlord wants an "end of tenancy" they are more than welcome to pay for it themselves.

The ones I've seen include a guarantee that if the landlord inspects same or next day and finds fault with it they will come and re-do it for free.

I've used Home Maid for cleaning (end of tenancy and one-off spring cleans) in north London and they've been very thorough: http://www.carpetcleaninglondonagency.co.uk/

Thanks all for the messages. I thought I was going crazy :) Actually we did not do an inventory and the place was far from spotless. It was sort of clean but the carpets were not deep cleaned and I had to wash a curtain that was grey with dust. I'll get someone to do 2 hours on the property and take my chances with the agent/landlord. All my research says that without an inventory, the landlord doesn't have a real chance to keep any of my deposit. He is a very unpleasant man though... one has to keep him straight. So disgusting dealing with low lives like that :((

If you have a Home Bargains near you - they do an excellent oven cleaner for about a fiver! We had to pay for the end of tenancy clean (really did not want to because of the state it was left in previously - apparently had been cleaned!!) as it was in our contract. Paid about £120 but that was one carpet included and not the oven - the oven cleaner above saved us about £35! Well worth it! You just have to put the racks in a bag full of the cleaner, leave it a few hours/overnight then use the remaining liquid to clean the oven (I had never cleaned an oven before as was new to renting!!) - worth every penny haha!

I see... End of Tenancy clean should refer to a professional clean specifically referred to in the contract then. I don't have such a clause. Shall proceed with booking a regular cleaner then! :)

Don't book a cleaner at all, do it yourself and save the money!
