Which are worse - EA/Sols/Mortgage Advisors

Just looking for a general view from people to see if there's much difference.


So far my mortgage broker has been perfect, the solicitors have been on the ball, but the estate agent has been an absolute nightmare, failing to return 4 of my calls so far this week to answer one basic question.


Does everyone else have the most problems with EA's, or have you found it different?

    Depends really. Solictors *can* be the worst thing if they're incompetent or slow - bad solicitors can screw up the deal worse than anything else with delays or missing things. But usually been good in my experience. The one I last used, for two sales and one purchase, was amazing, and I got her by personal recommendation.


    Agents generally vary from bad to worse. I am repeatedly advising people here to ignore what agents say about how soon everyone will be ready to proceed, and certainly to ignore any b*llsh*t 'reasons' that you HAVE TO EXCHANGE THIS WEEK OR ELSE THE BUYERS/SELLERS WILL PULL OUT and you're not ready. The solicitor is (or should be) the one who knows - always call them when the agent is pressuring you, they will always tell you they're not aware of any such time pressure. Some vendors' agents like to spend a lot of time contacting you to let you know how much you are irritating the vendors and how they're showing a cash buyer around the property you've started conveyancing on 5 minutes ago.


    Never had terrible problems with brokers - just don't use estate agents' ones, especially if agents try to make out that you 'have to' use them or your offer will be looked on more favourably if you use them. Almost certainly going to give you a rubbish deal and poor service from what I've heard.

    EAs. They lie, and then when they get caught out they lie again ... until they look absolutely ridiculous.

    Having said that, though, the ones I am purchasing from have been an absolute dream, and I'm not the one paying them!

    solicitor was by far the worst part of the whole process for me, mainly because I went with a local solicitor for peace of mind...may aswell have saved a few hundred and went with an online conveyancing firm

    replied to emails via the post (2 emails in 6 weeks...not like i was pestering them), never returned calls - only time I spoke to them was when I put the offer in and when I signed everything on completion day!

    Some agents are better/worse than some solicitors who are in turn better/worse than some mortgage advisers. From what I've read on here, you get what you pay for. Local firms tend be be better, but more expensive, than online companies.

    The agents we bought from were excellent. They contacted us frequently, and kept us informed without making us think we were being harried. Agents we are seeking through are good so far.

    My solicitor is fabulous! He is well known in the area for being good at his job.

    People come in all sorts. The good , the bad and the indifferent. Your question could be applied to any walk of life. More transparent when public facing I would say. Building relationships is key. Constant nagging is met with silence after a while. So best use sparingly.

    They frustrate me in different ways. EAs I generally find highly communicative, but they talk so much garbage. Solicitors obviously say more reliable things, but they seem to forget that there are PEOPLE involved in this conveyancing process, it's not just about the paperwork. All in all, I tend to prefer the EAs - as long as you can apply the right mental filters to what they're saying, you can usually get the information you want!
