I've not seen a HIP yet,but is there any reason why you can't do your own.All the searches and land registry documents are available to anyone who asks for them(at a small charge)and if home efficiency information is on a standard form i.e. 1 what sort of boiler is in the house-A/ backboiler,B/combi boiler,C/condensing boiler. 2 Is the loft insulated and what thickness of insulation. 3 Are the windows single glazed or double glazed etc etc. What is someone doing for £400 that you couldn't do yourself for a fraction of the price

You can put together a HIP yourself. Gathering the searches etc. is part of it and can be done from public records.
But the energy efficiency certificate part of it cannot be done from public records and must be carried out by an accredited "domestic energy assessor" and this is what you pay the extra for.
It's not a particularly skillful job, but they have to know what they are doing. And all their findings are fed back to the government when they file their report.
This, I believe, is part of the government's strategy to eventually start taxing people according to the efficiency rating of their homes.dolce vita's stock reply templates

An EPC will cost about £100. Searches About £95-£125. Title plan and register £6 and DW about £42.0

I've done it! As above really!
Used an engery assessor (thanks for the referral david29dpo!), applied for the searches myself directly from the council (didn't collate the information, had an official search done for me), printed off the standard index & statement of sale forms from the HIP website, downloaded the title info from the land registry from the website printed off my title information. Prices as david29dpo describes!
It wasn't easy the first time, but would be simple for me to do again.
It isn't exactly a 'fraction of the price' but certainly cheaper because you're not paying someone to collate it for you.Everything that is supposed to be in heaven is already here on earth.

You might save a few pounds doing this yourself but in reality the buyers and the estate agent (if you use one) will want the information on paper and electronic format.0

EPC graphs can be provided in electronic format, the rest, well, make use of a photocopier!

Well, it really doesn't matter if someone 'creates' a HIP or not, at least the EPCert part, because it is the most useless pile of a waste of paper I've come across. Without supporting anything illegal, I feel it's the govt who are the lying thieving scumbags here.
I've just had to get one done, and I certainly won't be paying any attention to anything in one which is produced for a house which I buy, because it's all about the 'average' house in England and Wales, and the average for a house typical of mine. There's absolutely nothing in it which will be of any use to me when buying (and it tells my buyer nothing about my house).

It tells you a fare bit. You can look at the searches, title and plan. If its leasehold, it will tell you a lot. The epc is a waste of time.0

The "lying thieving scumbag" that I referred to in my post was someone who represents some BMV outfit who was trying to tout for business by hijacking this thread.
