My Late Mum's Will-Worried My Solicitor might Keep My Money-Please Advise Me.

Update-Re My Mothers House-It has Now Found A Buyer- But-
Well I got an email from My Solicitor last Friday.
As you know my sisters have now found a buyer for the house but it is not yet officially sold.
My Solicitor said that to make sure that my sisters do not keep my share of the money from the house sale for themselves.
He has written to my sisters solicitors who are dealing with the house sale.
Telling them that unless they can confirm that the money will be handed over to me, my solicitor will have to submit a UN1 Form preventing the sale of the house.
In order to prevent my share of the money being kept from me by my sisters.
Here is the letter my Solicitor wrote to my sisters solicitors( modified, and some of it in my own words, as to prevent my case being recognized in public as this is a public forum.)
My solicitor also told me in his letter to me that it is not usual to receive all my money at once.
So I phoned him up and asked him why.
And he said that some money is temporarily kept back in case my mother had any debts in which to be settled. In which case it would be taken out of I and my sisters inheritance.
But that is only if there were any debts.
But My solicitor said I and my sisters should receive a substantial sum of money after the house is sold.
I told him that of course I will have to tell the benefits people of whatever money I received and they will stop my benefits.
And if it's only a small sum, the DWP would probably not reinstate my benefits if the money ran out before the rest of it came.
But my Solicitor said that "90k won't run out so quickly."
So it seems that only a small sum of money will be withheld from me and my sisters temporarily until it is found out if or not my mother had debts.
Then I assume the rest of it will be paid out son after unless there were any debts.
In which case I and my sisters would be responsible for and would be taken off of our inheritance or some of the money they are holding.
My Solicitor also told me that my sisters solicitors are only dealing with the house sale NOT my mothers will as I thought.
Therefore to get me my £25,000 which is still to come my solicitor will have to go direct to my sisters for it.
So the 25k won't come at the same time as the money from the house but soon after.
And if my sisters don't hand over my inheritance my solicitor said he will take them to court.
But I hope that does not happen and I get all of my money as I am entitled to.
But my solicitor is prepared for that possibility give that my sisters are hostile to me and want no contact with me.
I am not saying that my sisters will not give me my money but it is a possibility I should be prepared for just in case it does happen.
That's one of the reasons I got a solicitor because I cannot go to my sisters because I don't get on with them.
I spoke to my solicitor on the phone and he has explained it all to me.
That's the update so far.
I thought I would let you know.

This is said with the very best of intentions but would it be an idea to ask any concerns you have here first?
The very knowledge people can offer you advice / put your mind at rest without you contacting your solicitor racking up more bills - remember every time you speak to him or he dies anything on your behalf, his bill increases.0 -
Me? All I said was that if they needed to find somewhere to transport furnature etc then they can do it in the space of a week as there are different options.
Sounds like the solicitor is working ok on your behalf. Might be worth just asking for a fortnightly review as if you're contacting him every few days I dread to think what the bill is as we had to deal with a solicitor for something and it was £100 just to draw a letter up:T:T :beer: :beer::beer::beer: to the lil one:beer::beer::beer:

Well my Solicitor says I have not rung up a 10k bill as some members here said they did.
I don't phone my Solicitor every day, I have been phoning him about once a week or every 2 weeks, no more than that.
I now know that I can trust my solicitor.
He said he has submitted a UN1 form.
What is that?
Can someone explain?
And he told me that he has also carried out a Land Registry search of the property which he said prevents my sisters selling the property without him knowing.
Which means my sisters cannot sell the house without my solicitor knowing about it, my solicitor says.
So I think I have got a very good solicitor and it seems that he is doing all that he can to get me my money which might not be too long coming now.
As for the moving-Well I think I should focus on getting my money first. Then once my case is solved and I get all of my inheritance, then I can think about moving.
But first I have got to get my money which I have not as yet.
My HA is not that bad as I have since visited them in person at the office and they were all right to me.
But the problem is that the rent is £608 per calendar month.
And as you know once my money comes my benefits will be stopped and I will have to pay all of that rent myself. And that will eat up my inheritance more quickly which is why I want to move.
But the other reasons are that I am not getting the support from the MH services.
And my GP surgery closed in March and I have since been unable to find a GP that I want.
All the GP's I have been to won't take me on because they say I am out of their catchment area(even though I am only a bus ride away from them.)
So there is only about one or 2 GP's that cover my area but I have heard bad reviews about them on the Choices website.
And that's put me off going there. So as a result I have put off registering with a GP. Because I am scared if I do, that I will be stuck with a horrible GP I cannot get away from.
But it's been 6 months now since my old GP practice closed and I know I will have to get a GP soon.
But the truth is I don't want to go to those 2 GP practices but I don't see how I can avoid it, since no other GPs will take me.
Even when I get my inheritance, there is still no guareteee that I will find a private landlord to take me on.
As a lot want references and I don't know if my HA will give me one, they might not.
So I might have to lie to a landlord or letting agent and say I am staying with a friend.
Because if I tell them my HA won't give me a reference they won't take me on.
So even when I do get my inheritance I am worried I still could be stuck here which I don't want.
And what happens to me once my inheritance runs out in a few years time if I stay here?

A form UN1 is a means of applying to register a Unilateral Notice on the registered title. Essentially it is a means of protecting an interest in the title so is often used for protecting the interests of a creditor, a beneficiary under a trust and so on
Practice Guide 19 explains this in more detail for you although it is written very much for the benefit of a solicitor
I am not too sure what he is referring to here re a search which prevents someone from selling without his being advised though.
We do have a Property Alert service which alerts you to certain types of application but that does not prevent anything from happening.

You could ask your HA now what their policy is on giving references for tenants. I'd be surprised if it wasn't possible: I suspect all it will do is confirm that you're not in arrears, and not been evicted, and not the subject of any complaints about 'nuisance'.Signature removed for peace of mind0

Just because you've read some bad reviews doesn't mean the GP's are awful - people are much more likely to take the time to review something when they are unhappy with the service they're received, so review pages are often heavily skewed.

Well that's just it.
I still have not got any money from the house.
My sisters estate agent told the house has been sold. But my solicitor said it has only found a buyer but has not been sold.
That was in July and it is now September and nothing has changed.
I still have not got any money.But both the estate agent said when the house is sold we don't get any money for 3 months because of formalities(whatever they are.I don't know.)
And there is a possibility that my sisters might try to withhold the money from me.
And my Solicitor warned me about this.
That's why he has taken out a UN1 form to postpone the house sale-Unless my sisters can confirm they will hand over my third share of the money to me.
If my sisters don't my Solicitor said he will take my sisters to court.
If that happens it could be a long time before I see any of that money and I could be living here for a very long time.
And I won't be moving anywhere because I won't have the money.
It has now been 3 weeks since my Solicitor told me that by email but still no news or my money.
What's worrying me now is-
How do I know that my sisters have not already been paid the money from the house sale now, but have not told us(me or my Solicitor.)
Maybe I should tell my Solicitor to find that out.
I heard about mum's will last year in November-It is now September-Nearly a year and still I don't have my money.
How much longer do I have to wait?
I cannot cope with the strain of it.
As it's very hard knowing mum has left me an inheritance but I cannot access it.
And I am still stuck in the same position as I was before I had the will.
And I am now worried that I will never get my inheritance.

Well mine is not a normal situation.
Or it won't be when I get my inheritance because then my benefits will stop and I will have to pay that very high rent myself. Which will eat up all my money.
So the only way out is to get a private flat up North because it's very difficult to move from Homeswapper.
But if there was no will then. I would just have been on benefits for the rest of my life. So then it would be better to stay with the hA.
But that's not going to be that way now.
But at the moment it seems like I am never going to get my money.
And I am now worried that I might not get my inheritance at all as my sisters might not give it to me.
This is taking so long to sort out I now feel like giving up hope.
