Difference of new bathroom to valuation

If a property has since had a new bathroom since its valuation, what would you expect the increased price to be % wise? If say, a property is in the £190,000 region beforehand.

    I would expect the old bathroom to detract from the value. People will knock money off the asking price for required improvements.

    A new bathroom helps a house hold it's value.

    So, no increase particularly.

    When you say new bathroom do you mean an existing bathroom that's been done up or a totally new bathroom that's been added to the property. I think the former would just make the property easier to sell rather than adding any value but an additional bathroom may add value.

    How long is a piece of string? It depends ENTIRELY on the local market, and on the rest of the property.

    ...and on what the old bathroom was like. If there was nothing objectively faulty with it, probably no significant change to the value.

    It's a whole new suite. I should think in the current market it would merely make somewhere more saleable at asking?
    I know it's a bit of an unknown :-(

    New bathroom suite can be bought for around £400 plus fitting - tiles wall and floor (depending on the size) maybe £400 again - paint £30? So the outlay on the bits is around 0.0044% of the property value.



    I would say it would be easier to sell with a new bathroom but everything sells at a the right price so a place that needs the bathroom and maybe the kitchen updating will already be priced accordingly so it will make it attractive to the right sort of buyer. Likewise a place that has been completely redecorated with new kitchen and bathroom will not be attractive to folk wanting to add value by updating an older place, as you will already be asking the top price.

    Your property will increase in value more through index-linking that putting a new bathroom in, but do so if you want.

    I think in most cases it is unlikely to add to the value (unless the old bathroom was so bad that it significantly reduced the value) but may make the house more attractive and easier to market.

    I think it also depends a bit on what the house value is - if £190K is a starter home in your area then your potential buyers are more likely to be FTBs, and may not be willing to pay anything extra for a newer bathroom, preferring to save money on the purcahse and deal with the bathroom in thir own time.

    Things like a new bathroom will make a house easier to sell, but not generally affect value much.

    I suppose if you used 10 grand of marble, it might, but probably not by 10 grand.

    Also depends on the suite. If someone put in a really naff bathroom with those shell/scalloped shaped cistern/sink, etc, I'd prob want to take it out and start again. If they had really cheap taps, I'd also probably want to change them.

    I really dislike those seashell bathroom suites. The rest of the property would really need to tick all my boxes before I'd buy somewhere with one of those bathroom suites as I would also want to rip it out.
