Estate Agent wants to see Homebuyer Report - Should I Show It?

Our estate agent has asked us if they can see the homebuyers report as we've asked for a small reduction in the price of a proerty.

As we paid and comissioned the report, my first instinct is to ask them for some money or just say no. But then I don't want to make things difficult.

Obviously the Estate Agent is going to encourage us to pay the listed price, but we've only asked for a 2.4% reduction, which will help fix some of the problems the report came up with.

I'm a FTB so not really sure what to do.

Any advice?

    You could summarise the relevant sections from the report, or just copy/paste the key parts.

    I agree with Ithaca. Definitely do not show them the full report (especially the valuation unless it values the property at the new price). However, copying relevant sections where the problems have been identified may help. Be aware though that these *problems* may be trivialised by the EA. If you want some honest advice on them, list them here and the good folks of this board will help you.

    Thanks. I've asked here a few weeks ago and got some good advice. I'll copy and paste the bits they need to see.

    To be fair, the valuation is what we've offered but even of the points were fixed, I don't think it would change the house value by a huge amount - however the points to be fixed may have a significant detrimental effect on the house later down the line.

    To be honest you might as well jsut give them a copy. It's of limited use to anyone else. They can't use it for their mortgage or contact the surveyor themselves. If another buyer is interested they will have to get their own survey done anyway.

    Remember, they are not YOUR estate agent. They are your vendor's agent, and work for him.
    They want to get him the best price possible.

    Don't ask for money to share the report, the purpose to which you would be putting the report by sharing is already (hopefully) covering its cost.

    2.4% is pretty large, IMO.

    The vendor or his agent needs to see at least some of the report to see whether your request for a discount is justified. Without seeing the report, they would think you are pulling the number out of thin air.

    Realistically, the EA just wants the sale to go through so they get their commission. They don't care too much about 2.4% either way.

    So the reason they want the report is to do either or both of the following:

    - To help them persuade the seller to accept the 2.4% reduction

    - To help them persuade you that a 2.4% reduction isn't appropriate

    If you exclude part of the report, especially the valuation - the EA will instantly guess the reason why.

    (And there is no logic at all in the idea that the EA should pay you for sharing some/all of the report.)
