Taylor and Wimpey options

We've reserved a house with Taylor and Wimpey and will shortly be attending a meeting to choose 'options'. I realise many of the options are over-priced and we would do better arranging independently but I wonder if anyone has had success with negotiating down the cost of these options?

Each builder is different and it also depends on any other incentives they are offering. We are mid-purchase of a Linden Homes house and they offered to pay stamp duty, provide flooring throughout and turf. Because of this, and the fact the price of the house had been reduced, they wouldn't budge on the cost of any of the upgrades.0

if you haven't exchanged think wisely about a new build home (and TW at that), as they are the first to suffer negative equity and harder to sell. i know many people who look at TW build homes wouldn't even go to view due to small size and cardboard rabbit hutches0

The OP has already decided they want to buy a TW home. They are now looking for advice about options.
OP, do your research first. Find out how much each option would cost to do yourself and bring written details thereof. This will help your bargaining.
Remember though that by replacing item later at your expense would not be able to recoup TW's initial outlay unless you asked for no item to be installed at all.0 -

Here's my advice
Don't bother with integrated fridge/freezer they are overpriced and rubbish, ours is in the garage.
The dishwasher is no better, been repaired 3 times now.
You can buy the appliances much cheaper and then just get the doors from the kitchen suppliers.
I would go for the inset spots in the kitchen and bathroom, expensive but hassle to install.
Fully tiling the bathroom, ensuite etc is expensive but worthwhile as you won't have to decorate them, don't buy the chrome trim is stupid money.
Floor tiles in the kitchen, hallway etc again expensive but it's done when you move is so again less hassle.
Don't pay to have the garden turfed, the do a really bad job.

I watched your video! There is no excuse for leaving so much damage to your home, I hope they compensated you or repaired it. I would forgive some scuffs on paintwork but the damage to the high gloss! I'm lost for words!0 -
Also bought a taylor wimpey house last Oct.
I 2nd the above post about turfing. We were lucky enough to buy at a point when all options were included, no choice but no cost. The turfing is shocking and I'd say you are better off having a clear starting point to prove they have put insufficient top soil in rather than them being able to hide it by turf.
Appliance wise we got AEG/Zanussi stuff I am happy enough with.
I seem to recall flooring was reasonable value compared to buying it yourself. Its nice to move in with all flooring done, but then the fitters aren't working directly for you so there may be incompetency issues such as tape left under carpet or corner sections of the amtico flooring not being fitted level.0
