How long is reasonable for a post tenancy inspection?

I would want it done asap, mainly because dust will develop (I think), and they will charge for it.0

The LL cannot claim betterment getting new for old or the cost of a better quality carpet.
Was the carpet new when your tenancy started? The figure you want to offer is a percentage of the cost of replacing it according to its age.0 -
It wasn't new they'd replaced all the carpets downstairs but not upstairs so it would have been around 2-3 years old then we lived there for 18 months. We were quoted £150 to replace it as its an 80% wool mix whatever that means0

You do not have to pay for replacement of the carpet. The landlord should have a receipt for the carpet, which will show the quality of when it was new.
If for example a carpet cost 100, it would be considered low quality and reasonably be expected to last 5 years. If a tenant was in a property for 4 years and damaged the carpet beyond repair then the tenant would pay a contribution equivalent to 1 year life left in the carpet = 20 pounds.
The landlord cannot be put in a position where he is better off, minus fair wear and tear...ie betterment.
If it is just a stain then you would be expected to pay a contribution to a possible future replacement of the carpet. Put forward a reasonable amount in the event that the landlord cannot show how much the carpet cost, or indeed the age of it.0 -
Ok so we claimed partial deposit this morning - reduced the deposit by an amount we felt reasonable. The agents suddenly emailed me with a huge list of stuff that's wrong saying they inspected a week ago so 6 days after our tenancy ended. He's saying the house needs decorating as some walls have marks on them (we weren't allowed to decorate) and that there's minor stuff like the oven and shower screen weren't clean enough a light bulb has blown we didn't sweep the garage enough, someone's chucked rubbish into the garden and apparently a toilet seats broken which ok I'll pay for but he's on about us getting nothing back out of a £1k deposit because it needs a massive professional clean and a total redecoration - and it's took a week from inspection to notifying us. any thoughts on whether he is right or not? I'm not an industrial cleaner or anything but I'm very house round and left it lovely and clean!0

Just use the ADR it's what it is for. I've had a LA trying to make all kinds of spurious deductions from a deposit before but thankfully the LL stepped in and told the LA to stop twatting about and give me my full deposit back.
The LA needs to make up its mind, did it do the inspection a week ago or are they still trying to arrange an inspection? Ask for a copy of the check-out report.0 -
Claim back the full deposit, let the deposit protection decide what is fair.0

They did the inspection on the 5th and we got the list of works today0
