Using the same estate agents for selling add the vendors

Hi
We've just seen a house we'd like to put an offer in for but haven't got ours up for sale.
Is there any advantage to choosing the same estate agents add the vendors?

    No. They won't be arranging conference calls or get togethers. They'll still just be passing messages back and forth.

    Yes. If your offer is accepted, the big advantage is that they will be more motivated to sell your property than another agent would be.

    Selling your property will unlock two lots of sales commission, instead of just one.

    But TBH, most sellers wouldn't even consider an offer from somebody whose house isn't even up for sale. But the EA might try to persuade them, if it means they win your business as well.

    We *almost* did the same thing.
    Saw a house we liked so then put ours up for sale.

    We were thinking of going with the same agent as the vendor because we felt they would work harder at selling ours. If they sold ours then they'd then sell the other property too - double commission.

    However, we still got 3 agents to come and value our property.
    We decided to go with another agent because we felt they were less full of bull than the others.

    The vendors agent was not happy with us and kept calling us to go mutil agency at no extra commission than if we were sole agency.
    After our month tie in was up, we did go multi agency with them. All the promises they gave us when they thought they'd be sole agency - premium listing, floor plans, professional photos - did not happen. The house advert was very amateurish. We felt they were spitting out their dummy because they weren't first choice.

    Thankfully within a few days of going multi agency we sold with our original agent. They are much more professional than the vendors agent.

    My advice is get 3 valuations and go with your gut instinct.

    We were in exactly this position last year and went with the same estate agent as when we went in to talk about the house we were interested in, it turned out they had someone on their books who was looking to buy a house on the road our old house was on. (That lady came around to view before the house was even marketed.)

    I didn't have a problem with using the same EA. It was one less person to deal with and the communication if we needed anything from our vendor was great. It did mean that they knew we had a full asking price offer on our old house when we offered on the new one, but I can be hard faced when I need to be and still offered below asking on the new one!

    This. Absolutely.

    When we last moved, one EA was selling three out of four houses in the chain and was in for probably £12-15k commission. They were HUGELY helpful, chased everyone in the chain and their solicitors frequently. Helped get communications flowing to sort issues as they arose. They were absolutely on it until exchange. :)

    But, if another decent EA will do it for less then I'd save the money and go with them.

    My biggest tip is to view houses through an EA before instructing them to sell your house. We had three to value and one seemed great - the person who came out was very professional and knowledgeable. But, we viewed a house they had listed and they were atrocious. Disorganised getting the viewing booked and the person who took us round the house knew nothing at all about it. Really bad impression of them as a buyer, so we wouldn't let them sell our house.

    Yes use the same agent. Get the others in for valuation for comparison, and this will also enable you to play them off against each other to get shortest tie-in/lowest fees. But go with the same agent as they will be motivated to find a buyer to complete the chain, and there is one less link, which avoids communication issues further down the line.

    We bought a house sold via the same agent as ours was selling.
    It made it easier - only one person to talk to regarding progress.
